Re: Building Narrow home 3Jul 12, 2016 4:43 pm I'm looking at a Small 4 bed with a separate small media room and making one of the bedrooms a bit longer and making the 4th room a small study nook, looking at seeing if I can widen the bedrooms by 500mm and if that would even be worth the extra money, first time building its just my daughter son and I as my husband passed away 12 months ago, so it's all pretty daunting this building stuff. Regarding the block, what is the total length of the floor plan? You need to take into account the minimum setback at the front which will depend on which state you're in. My floor plan is 23m and my lot size is small too, 14x30 and my front setback is 5m (gold coast city council) so not much room for a yard. If you want a decent size yard you should look at a floor plan that is around 20m length, but with a 4 bedder that might be a bit hard to come by. Mine are so my garage is right on the boundary of the neighbour, but i have enough space width wise so i have enough yard space on the side.
