We have just been given pre approval from the bank and so just waiting for everything to be finalised. Thought I would post our plans up to see if you guys can see anything obvious that I need to/should change. There are a couple of small changes we've made already from this plan - There won't be a door leading from the entry to the living area Adding a door to the ensuite Moving the sink down to the end of the island bench Thanks everyone! I like the minor bedrooms wing with recessed robes etc, the activity room could potentially be marketed as a 5th bedroom if you ever needed to down the track, good move! I always jump to the kitchen as that's my area of speciality - would you put a wall (brick or laminate) on the side of the main fridge recess? without one, to me the fridge is kind of hanging there. What's happening in the scullery, doesn't look particularly functional at the moment, is it some open shelving and a cupboard? I'd put a cupboard where the shelving is and make the cupboard a bench with cupboards under. Are you having a second fridge? I also see you've got a spandrel end thingo happening outside the study. Have you considered raising your Master/Study ceiling to 31c and having the roof/eaves line all even? May not be much of a cost difference and in hindsight a raised ceiling to the master is something we wish we'd done. The activity room will hopefully be used as a spare room when we have guests. We have 3 kids (13, 8 & 2) so all of the other bedrooms will be full! Funny you should mention the scullery as I've been looking at it for weeks and it just looks like empty wasted space to me, but I've not been able to think what to do to change it. I hadn't picked up on the fridge recess being like that in the kitchen, thanks for pointing it out, and thanks for the other suggestions too! Robina - with 3 kids we definitely need to keep them contained and in their own area we have teenage mood swings at one end and toddler tantrums at the other, our house can get pretty crazy some days Re: HGWA Build - The Vienna 8Jul 12, 2016 9:03 pm Loan for block purchase was approved today, we will apply for the construction loan in around a month but already have pre approval for that (our business loan is tied up in our current house so it was much easier for us to apply for two separate loans). It's all slowly inching forward. This might sound like a silly question but I just can't remember what happened last time we built. So we have been given a date of Nov 2 for settlement on the land. We have until Oct 2 to get finance approval. We will probably get our finance approved in early August, so does that mean settlement can be done earlier, or do we still need to wait until Nov 2? Re: HGWA Build - The Vienna 10Jul 12, 2016 9:41 pm I think I'd somehow change the scullery and laundry space around so that the bedroom doesn't have noisey wet rooms either side of it. If also put s door in the laundry so you shut away washing machine noise a bit. And I'd also put a brick wall on the side of the fridge to end that space. All the best. So we have been moved from Nov 2nd settlement to a July 29th settlement We only live 5 mins from our block so went over there last week for a look...and we already have a sign, yay!
