Browse Forums Building A New House Re: Vienna Q1 build in Capestone, Mango Hill (Plantation Hom 81Apr 04, 2017 9:21 pm HANDOVER! The long awaited day had finally arrived, the day our house actually becomes ours and we get keys!!! It was a bit of a mad rush to organise final bank valuations and payment as Plantation took their time with calculating our provisional sums, which delayed our final invoice. Once again big thanks must go to Moneywise Global Home Loans (our broker) who tirelessly harassed the bank to ensure we could make final payment and receive the keys at handover! Even though Plantation took their time in calculating the provision sums it all tuned out okay- especially seeing as all provisional sums were deducted off our final invoice (not a single dollar used- YAY!). Handover itself consisted of a two hour appointment with our site supervisor going over the ins and outs of our new home (it was information overload that is for sure). During this time we scoured the home for any small defects or items that needed to be rectified. Our independent inspector (KPSEC building inspectors) had already been through and marked lots of tiny defects with green tape. A lot of this we wouldn't have even noticed, or may have felt was too small to raise- so we would strongly recommend an independent inspector! Our site supervisor was also very critical and picked up on a lot herself- she did an absolutely fantastic job of the whole build and we could be happier with her efforts. After the appointment we handed over our final cheque (there goes all our money!) and we set to signing the PCI list (a very long list of all the tiny defects our inspector, our site supervisor, and ourselves had picked up. Basically the builder has two weeks from handover to rectify these issues. This has meant the three days post so far post handover our house has resembled St Pancras International Station in London. We have had plumbing checks and balances (along with a council plumbing final certification), cabinetry adjusted, cleaners multiple times to clean up paint spillage, painters and plasters, remote control door installer and we still have more to come! Along with this we have also had a lot organised ourselves post handover. We had landscapers in to remove our 'POOL'. I never thought I would be so excited by a neat yard of dirt! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We have also had security screens installed (so utterly happy we splurged on these and went for the metal mesh as opposed to the diamond grills)- this was a big decision as we have always had the grills and we felt like it was a lot of money, but already I feel like it was so worthwhile! We had antenna installation, measuring and quoting for tinting on our front windows (for our very dark media room), some custom blinds for odd size windows and our back stacker doors and final measure for fencing and gates. On this front we still have ducted air-conditioning fit out, electrical fit out (our friend is doing it for us to save some cash), turf, and lots of landscaping to do ourselves. There is still so much to do but seeing the place become a home is certainly worth it! Here are some photos on the day of handover! After our PCI we had a medium sized list of defects for Plantation to rectify. For the first two weeks after handover our house was like a revolving door of trades (some Plantation supplied coming to rectify issues and others our own trades doing jobs we had organised for post handover). We have has windows tinted, gates installed, full electrical fit out done, blinds measured and quoted, concreting quotes etc and so much more. As far as our Plantation list we only have two outstanding items which have overrun due to a few mishaps with trades availability and the unfortunate timing of Easter. We can definitely commend Plantation on their attention detail and willingness to rectify even minor issues without hesitation- our site supervisor has been a godsend in this regard. We also did a lot ourselves- whatever we felt competent to do! From laying turf, to installing a clothesline we have learnt loads and really enjoyed the experiences! There is still so much we want to do - including far more landscaping, however, there is always more time and we will slowly take on projects over the next year I am sure!
