Browse Forums Building A New House 1 Jun 30, 2016 1:41 pm My wife and I have almost finalised the plans for our new home. We're building the Bolton by Simonds. We've added a under main roof verandah out the back to the basic plan. It'll have a vaulted ceiling above the kitchen and dining with 9 foot ceilings everywhere else... It's all going smoothly so far (touch wood). Hopefully start building in November when the land titles are settled. Would love to hear any advice or tips from those of you who've been at this point before. While reading your thread I thought of conveying you some idea which I realise later stage of my home building process and couldnt make that. That was mainly regarding the window and door size and elevation. Especially a house like Bolton has its own feature due to the windows and door sizes you see in the display houses which you never get with a basic home. If you can upload your door and window elevation I could suggest some upgrade which will really worth considering and not expensive as well. Many of the first home builders like me realise the importance of this at a later stage by the time changes would be impossible. Goodluck with your house building Journey..... Maurice.. We're building the Palisade with Simonds, should be signing contracts at the end of July then the long wait for council approval. I love the Bolton and really like the idea of having a verandah built, I didn't realize Simonds would build something like that otherwise we probably would have considered it.. We too will be having the high ceilings. I look forward to seeing your build start Building with Simonds in S.A Re: First time builders 5Jul 08, 2016 11:57 am Our front windows are all 1800 (h) and we got a 2040 x 1020 feature front door. We've gone with the standard aluminium window frames in black because we think it looks nicer than the upgraded timber. We walked through the Palisade at Seaford (I think?). We liked the Bolton partly because the master is at the rear. We wanted a verandah out the back, because we thought any sort of roof in the alfresco area would block a lot of light - especially in the winter - which is feature in the Bolton and Palisade. I was quite surprised by what they charged for it...approx. $10k for under main roof, 2 rendered brick columns, coloured concrete and down lights. We paid nearly $6k for a colourbond pergola at our current place! We are looking to sign off on the structural design maybe this weekend, and then move onto electrical and interior selections. Marshall5858 - where are you going to be building? Ours will be out at Gawler. Land titles have to be finalised, then roads, sewerage etc etc, so looking around November to commence building which gives us a plenty of time to sign and for the Council approval stage...
