Browse Forums Building A New House 1 Jun 29, 2016 5:26 pm Figured it's time to create my own post now that our land has settled and things are progressing. I have been studying everyone elses build for similar experiences and reassurances on the processes and options face with. So to sum our build so far our land has just settled after quite a few months umming and aaaing over which area to build and keeping things affordable so we can have a good work/life balance. Our house plan is the Wide Bay 199 by Gj with a few minor modifications to suit the estate's covenants in north Brisbane. At the moment things feel like we are getting somewhere but up to this point were a little frustrating it felt like nothing was certain everything was in doubt, covenant restrictions, land choices and house designs to match these. But onwards and upwards! Re: First Build Experience -GJ 2Jun 29, 2016 8:25 pm Nice to hear of another GJ build. We are building a GJ up in Townsville. Have you any plans or photos? Thoughts on your selections yet? Re: First Build Experience -GJ 3Jun 29, 2016 9:15 pm Welcome to the GJ club ! We are building a stillwater 231 in Springfield Lakes, Ipswich. I know where you are coming from, it does feel like 2 steps forward, 1 step back. Personal experience, the wife and I find this admin process a nightmare. Our plans have been submitted for covenant approval, hopefully hear back soon! Look forward to seeing your selections/plans. Re: First Build Experience -GJ 4Jun 30, 2016 11:36 am Welcome, I'm building with GJ from Clarence Valley, or Grafton office. I know how you feel about the 2 steps forward and 1 backwards. For me the paperwork stage was a breeze and quick - its been the council, then waiting to start and now my slow build that is getting to me. Good luck with it all. ~Shellby~ GJ Bridgewater 203 11/3/2016 - Site Work Started 29/9/2016 - Handover 142 Work Days 6 Work Days Over https://forum.homeone.com.au/viewtopic.php?f=31&t=80174 Re: First Build Experience -GJ 5Jul 01, 2016 7:39 am Thank you all! Yes we will be building the Wide Bay 199 went through the North Lakes display office but I believe we now just deal with their Strathpine office. Covenants are approved but we had to change house design three times due to these! Very frustrating and price has gone up in order to meet these. But at least we are okay there now. We sign the build contract on Tuesday and then book in the fun stuff- colour selections, electrical and cabinetry. So excited but nervous to do these, budget is a bit tight so hope the standard range includes some good options. Don't know how to post photo's, will work on that and post plans Re: First Build Experience -GJ 6Jul 06, 2016 7:34 am Signed building contract yesterday, did a pre viewing of the tiles on the weekend too so we had more of an idea on the inclusions. Picked some decent tiles in our range that will hopefully last and not date. Would post a pic but atill trying to work that out, from my search so far I need to be on a desktop and save the image to a url- any quicker ways for us mobile users on the go all the time? Next step is council approvals and colour selections, electrical appointment, cabinetry and bathroom choices, the fun stuff hopefully however we are trying to keep to a budget which means we are compromising on some selections and keep discovering the limitations of the Express range and need to pay to upgrade to certain features, i kind of wish you could select this stuff earlier before you come to your budget as we had already due to having to make changes for covenants. But oh well not long now! Re: First Build Experience -GJ 7Jul 06, 2016 10:21 pm Nice! Welcome to the GJ club. Where abouts and what house are you building ? Re: First Build Experience -GJ 8Jul 07, 2016 1:32 pm I am too building with GJ, Clarence valley office same as shell. We are building a modified Coolum 277. Do you have the app taptalk? It is much easier to attach photos through the app, other wise you can create a photobucket account and then copy and paste the link to the post. Love to see the selections and floor plan!! Re: First Build Experience -GJ 10Jul 07, 2016 5:15 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So this is the base plan for the Wide Bay 199, we have removed the study nook which made the wir bigger and put a linen cupboard on the outside wall, pushed the back wall of the house out half a metre, stacker doors with no beam in corner and recessed tracks and little bits and pieces inside Re: First Build Experience -GJ 11Jul 07, 2016 5:17 pm ads87 Nice! Welcome to the GJ club. Where abouts and what house are you building ? Just posted a floor plan and we are building in Upper Caboolture Re: First Build Experience -GJ 12Jul 07, 2016 5:37 pm Your modifications sound great! One suggestion if it's within budget is change you sliding doors in the family/dining area to stacker doors. My parents lived in Belmere for about 4 years just moved back to be closer the grandchildren GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: First Build Experience -GJ 13Jul 07, 2016 7:41 pm charlibear Your modifications sound great! Do you have a copy of your modified floor plan? Do you have a copy of your modified floor plan? GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 We only have hand drawn ones as they advised there would be fees for more given the number of house changes we had to make to suit the covenants but they are doing up the final drawings as we speak then submitting to council Re: First Build Experience -GJ 16Jul 07, 2016 8:46 pm Can we have a sticky beak at them? We changed our plans quite a few times, our consultant did computer plans using their software then sent them for working drawings. We had 4 working drawings before they were sent for final plans which were sent on Tuesday GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: First Build Experience -GJ 19Jul 07, 2016 9:10 pm Ah very nice Love the modifications, love how you've made the WIRs even instead of sticking out. That's an excellent size backyard GJ Gardner Modified Coolum 277 viewtopic.php?t=83643 Re: First Build Experience -GJ 20Jul 07, 2016 9:13 pm Thank you charlibear Yes I think it looks much better with the robes even and gives a good spot for a toybox in front of the window. 11 40693 3 47412 I apologise for any confusion, but your understanding is correct.
