New to the site , wish we had known about this forum a couple of months ago. We own a block at Marriot Waters (Lyndhurst Stage 3) and where about to sign the contract to build (PD) That is until we where informed that our site costs are $21,600 The issue is a sewerage pipe/trench running along the right side boundary on the easement of our neighbours - the set back to our slab is 1.2 meters -something about the angle of repose ?? Site costs - additional run of single phase power over 12 m upgrade stormwater to 100mm under future driveway charge for manual handling additional slab mesh screw pile set out screw pile test provide screw piles as per engineers requirements We are ready to walk away after this. The developers don't want to know about it and advised us to get a quote from a different builder . any comments or experiences would be appreciated ______________ our block ______________| ------------------------| <------- easement ____|_________| Re: Marriott Waters Site Costs Shock 2Aug 02, 2008 2:46 pm Not much you can do unfortunatly when it comes to building near a sewer or in the zone of influence it called. The only option is to move your house further away from the sewer or your gonna be up for additional cost.
The sewer and engineering cost will be the same regardless of the builder i think. Pressuming its the same design In regards to the double handling not sure why if its a standard block and not the side of a cliff..... Re: Marriott Waters Site Costs Shock 4Aug 02, 2008 8:09 pm Hi there,
I posted recently about our "extravagant" site costs as well. For us, however, I cannot see why they would be so high, ie it is a small flat block with no sewerage pipe issues (and ours came in at closer to $40,000!!!! although $17,000 of this was a "provisional allowance" only. Still... ). My husband has ties to the building industry and when he asked a colleague (a builder with another company) about these charges he laughed and suggested they were trying to rip us off. Most people who replied to my post also agreed that the fees seemed over the top. I would strongly suggest you get another quote with another builder and see how they compare. I am still waiting for an estimation of costs from my husband's colleague to see how ours compares. Don't necessarily give up on the idea of building...just check to see that you are not being taken for a ride. Thanks - I have spoke to a couple of people in the business as well as civil engineer and they reckon it looks like the builder is "arse covering" Even though there may be some substance to the site costs we will have to go the trouble and expense and get a second opinion just to keep them honest Its the nature of the beast but should we really have to carry out all this due diligence- shouldn't there be checks and balances in the industry to protect the customer. we have a 2.5m sewer easement right down RHS of our block but we are fortuntet in that the block is big enough so we do not encroach on it. Our site costs for the house we were going to build came back at $8k which was really good we had thought. And that was upgrading to Class M from their normal S slab. Best of luck. Are these $8K quotes fixed? ie is there no chance they will change after the contract is signed or DA is put through? The reason I ask is that I suggested to the company who quoted such high site costs that they were well and truly over=priced. She then suggested they were quite accurate, that all companies would charge that much (but might not be so up-front about them). SHe said a lot of companies will give a low quote, then hit the buyer with extra fees after the contract is signed or DA is through and it is more difficult to pull out of. SHe suggested using her fee structure when I went along to get another tender and to ask specifically about those "additional" costs to ensure they would not "pop up" later. The fact that she suggested this makes me think she might be telling at least a half-truth Has anyone actually got past the contract stage / DA stage, perhaps has already built their house, and found their site costs were still low?? Just an update on the original quote we had from our builder on site costs at Marriot Waters Stage 3 The original quote was was $21,600 They have now reduced this by $4,000 - advising they are prepared to do it at cost as a gesture of goodwill. So our Fixed Price site costs will be $17,600 - this is without doing a soil test. We thought this was a decent reduction on the original price and are now about to sign the contract. Our only concern is signing up and paying the deposit now when settlement on Stage 3 is Oct and the build wont start until late Jan. We are in a similar position - titles registered Sept and hopefully starting in Oct/Nov. We signed our Tender and had to pay a total of $3000. That locks in our price. We haven't signed our contract yet to pay 10% deposit - builder was happy holding off on doing this until titles are formally registered. After 4 years - we're in! When we sign the contract we will have to pay PD the deposit - $10,800 We're thinking maybe wait until Oct before signing as we have the price held until Jan 09 anyway.The builder is expecting us to sign this week. I am not sure whether Perth has its own way of doing things in regards to this.
