Still they haven't broken the bank and I won't have to sell off my first born so it should be all good. I see you also have acreage! I think after I post this I will be heading over to your page for a wee bit of a sticky beak! I think it must be Christmas though because when I got home today what is in my letter box? None other than the plumbing and HSTP approval from council! Now we are just waiting for the actual building approval. On reading through the documentation that Stroud gave me I found out that they only apply for plumbing and HSTP approval through council and the dwelling is approved by a private company. I'm hoping that this means things will get approved a lot faster??? Still it's one step closer! As soon as the dwelling approval comes through its straight to the bank so we can get this ball rolling! She believes that we will have building approval by next week! bring it on! So, if we allow a week for that to come through... a week or so for the financial approval to come through and then up to 10 days to start once the approval has come.... I put us as starting around or on the 14th of August. Extra points to Stroud and Westpac if we start before then!! By then I think the other Kentucky in the estate will be 14 weeks into their build time. It will be interesting to see how far along that one is by then. Hoping it can give us an indication of build time for ours. Sorry to disappoint Tribe but there are currently no plans for the pull down bed. I need space for all my books! So that space will probably be renamed 'the book nook' rather than be used as a study with pull down bed. Hubby disagrees. He thinks I should get rid of the books and that it will be used as an office space. Only time will tell. Latest updates for us - received an email on Friday from our contract admin, who up until now has been really, really good. She is sadly leaving the company Her replacement starts not next week, but the week after. We have another person looking after us for next week until the replacement begins. She also told us that she believes our construction approval will come through next week. Now I'm concerned that because there is going to this transition period until her replacement begins that things will become delayed, or there will be miscommunication. Fingers crossed this is not the case. We shall see..... Two to go. Bring on council and financial approval! I really don't understand why there's that extra BS that goes on with getting the house approved. Considering Stroud have their office and display home in the estate, it should simply pass straight through as soon as they see the builders name, and house size... simply rubber stamping things that takes all of two seconds. I sent an email to our temporary contract administrator to ask if there had been any progress. I got a very speedy response, which was very much appreciated, saying that unfortunately no - no approval yet, but hopefully next week. It feels like this is taking forever - but it's really only been... six weeks? I think since we signed the contract which isn't THAT long.. not when some people wait months and months and months for their approvals to come through, so I'm not complaining yet... just waiting impatiently. Went out for a block scope this weekend to track the general progress of the area, something to do while we wait - was very surprised to find that our right hand neighbour was having their site scrape done! One lone dude working hard on the weekend in his digger machine thing. I quickly became very jealous. They are building with GJ and hubby and I are wondering which house they are building because their site scrape was HUGE - I mean enormous, or it seemed it anyway. We've been doing the drive for weeks now, so I've seen my share of site scrapes throughout the woods and this one takes the cake. It was also square in shape. I know that the slabs never cover the whole scraped area but DAMN their house is going to be huge. Also, went to my uncles house for his 40th Bday party and happened to over hear the words 'slab'. Initiated myself into that conversation only to find that another couple at his bday party have also bought in the woods and are currently building. Small world. Small, small world. Yay! Received an email from Stroud with about 50 million things (ok it was 9) to print out, and I've added that stack of papers to our growing 'build' folder which I am slowly reading and trying to understand. Our mortgage broker has received the documents and now the only thing standing between us and a commencement date is the 'certificate to commence' or whatever it is from the bank. Fortunately for our mortgage broker, his wife had a baby - also on Friday, SO we will see how long it takes to get the financial side of things sorted as we aren't sure when our mortgage broker will be actively back at work. Fencing should be done for our block this week. Hopefully. So I may have some more photos to upload this weekend, even if its only of a fence! haha. GJ neighbour had their plumbing rough in done when we went for a look on Sunday - the plumbing works definitely does not extend for the whole site scrape! Thank god otherwise their house would have been gigantic. It does come quiet close to the boundary though and we've got gravel spilling on to our block from their site scrape - ah build sites, always so neat and tidy haha. Other Kentucky up the street was getting their rendering painted and their cladding installed over the weekend. They've chosen very light colours which gave us piece of mind - we've chosen much darker colours so hopefully the finished products will look quiet different. Also they have their painting done and I could see their kitchen bench from the street through the window. Couldn't see if they've had their flooring installed, didn't want to walk on someone else's block. Anyway, the point is that they seem to be on track with their build time schedule which is good. Generally the bank will forward a copy to the builder. You can always call and request one due to your broker soaking up his new babe. But in saying that, Stroud certainly has got our attention too, especially the plan you are having I have to go to their display home sometime. We are madly getting our house ready to go on the market, so that is our priority at the moment. Just one question, does their fully loaded package include sewerage treatment and water tanks? Can't wait to follow your build We checked out New Beith as well when we were looking for a block originally, friends of ours have built out there with Clarendon. Our back neighbours built with coral and didn't have anything bad to say about them. The display home at Jimboomba is quiet lovely, although it is the size up from the one that we are building. The fully loaded inclusion package does not come with the HSTP or Water tanks - we had to add the HSTP to our quote, but we haven't added any water tanks as we are going to do that further down the track. I know when we were looking at builders originally that GJ was offering a package that included the HSTP and water tanks in their pricing but I don't know if they are still offering this. I cant remember the exact price but I think for them to supply and install it and deal with the council side of things it was around 10k. I wish the bank would hurry up so we can start already!!! I was hoping to have this bank nonsense sorted and be handing our certificate to commence to Stroud by weeks end. That will not be happening. We received a tentative approval from our mortgage broker on Tuesday afternoon, saying we were just waiting on the valuation to come back on Wednesday and then we could sign the loan documents and then it would be sit back and watch them build. Bank valuation came back on Wednesday afternoon and it was 50k below what we needed which pushed our mortgage percentage thingy up above 98% and it need to be at 95%. Basically we have 3 options now, 1) come up with an extra 20k to push the percentage below 95 again. (which we cant do - 10 maybe, but not 20) 2) talk to Stroud and see if there is anything they can do, or remove a bunch of the variations we've added to get the cost of the build down. (which would suck) 3) get another valuation done and hope that it comes in higher. (which is going to take time meaning there is no hope of a pre Christmas finish. Because there aren't really any comparable sales in Jimboomba at the moment - new house, acre block, bells and whistles etc they have had to use whatever is closets to value it and that hasn't worked in our favour. Also - Mortgage broker spoke to my hubby yesterday. Apparently when the bank looked at our loan they did not realise that we have already paid a 5 percent deposit to Stroud and this amount was not taken off the final loan amount. So now it looks like we may not actually have to pay anything extra and we might not have to get another valuation and it might be ok?? I don't want to jinx it, I'll wait until were actually signing the mortgage documents before I do a little dance (being happy about signing mortgage documents - who would have thought?) and then FINALLY, FINALLY we will start.
