We will demo before the contract signing and then the builder will be able to complete the 2nd soil test after the block is clear - with the exception of a garage that we are planning on keeping to the rear of the property. What have other experienced in this area and who are you building with? Thanks We are on clay too and was told by a number of builders to budget for $50-60K. It was around $30 in the end but I would still budget for the higher figure. We are building in the Western 'burbs and would rather budget high in the initial contract then have to use savings because we were too lenient with the initial costing. I hear you about KDR being more complicated than on a new estate. Our build, a couple of years ago was a breeze compared to this and we haven't demolished the house yet. .We have been very happy with MainVue. We just had our bank do a valuation of our property, even though we have a lot to do externally. We were stoked when they valued the house we built at $160K over our contract price (so talking about house only here, not house & land, although we did get a figure for both as well). So to do a KDR in an established area appears to have paid off for us, so I would definitely encourage anyone resilient enough to go through it to give it a go!
