I just got a call from our SS this morning to introduce himself and he mentioned that he's moved over to Edmondson Park after working in Oran Park. Re: Firstyle Home - Braeside 42sq 22Mar 09, 2017 11:57 am Hay... ur SS must be Rocco. Person I was talking about is the sales guy at Oran Park office. Re: Firstyle Home - Braeside 42sq 23Apr 05, 2017 1:31 pm Hi Bhoot Thank you for sharing your experience so far with FS. Hope your construction has commenced. We are building Stanhope with FS ( with some major modification on the ground floor). We have selected Cedar Facade. I don't know the color selction process, but do they provide the artistic impression of your facade? Especially after you have done your colour selection to give you an idea on how it's going to look? Re: Firstyle Home - Braeside 42sq 24Apr 05, 2017 2:57 pm Hi Nick1317, Great to hear that you are building Stanhope..what size are you going with? Mate to be honest FS is still a little immature when it comes to the color studio...if you want minimum changes then it is OK but if you are after top of the range items then you might have an issue just like me.. My tip to you is to ensure that you have done your external selection at the brick yard instead of doing it at the FS studio as you only get 3hours. Go to Austral or PGH..shortlist the bricks you like and then requested for an address list from the receptionist. You can request FS to give you a quote to upgrade bricks (2 to 3 bricks only). Once you have selected the brick then make an appointment with the brickyard and they will help you with the external color scheme. Show them any inspiration photos you had and take with you the external color chart provided by FS. No 3D imaging will be provided by FS for any item so do your homework. Likewise do your research for the internal color scheme..visit FS display homes and make a list of the items (kitchen cabinets, sink, toilet, appliance etc) you like and send them for pricing. Ask for as many upgrades as you can..you can delete them prior to finalising your contract. Check with FS on the cabinetry range that is included so that you don’t select any brand which is not part of their inclusion list. Don’t depend too much on the studio consultant as they won’t be able to help you too much with color scheme so do your homework beforehand. Some of the Electrical prices are below: LED DL = $160 LED DL Provision (Batten) = $60 Double Socket = $46 External Light Point = $100 Heat fan w/two lamps ducted = $507 Heat fan w/two lamps = $333 Clipsal Saturn 1 sw= $76 Clipsal Saturn 2 sw= $88 Clipsal Saturn 3 sw= $109 Clipsal Saturn 4 sw= $154 Clipsal Saturn 5 sw= $170 Clipsal Saturn 2sw Socket = $129 (you get $46 refund for changing the sockets which are supplied by the builder. Any additional will cost you 129) Good luck. Could anyone tell me what is the point of laying Styrofoam as in the photos below? Would they get rid of it prior to pouring concrete ?? Cheers, M The Styrofoam acts as a void former (basically it's formwork). The pictures look like a wafflepod slab. Void can be made using foam or packing sand, foam is quicker and neater. Essentially you have a concrete slab supported by concrete beams (the space inbetween foam squares). The foam will stay inside. I do have 27m2 of edge beams..so is that what would be placed between the Styrofoam?? Is it a common practice ? Re: Firstyle Home - Braeside 42sq 29Apr 19, 2017 8:03 pm Starting the tender process with Firstyle for a Braeside 34. Can anyone confirm who the carpet and flooring suppliers is that they use? contemplating removing the flooring from the tender and doing after hand over. Thanks in Advance Re: Firstyle Home - Braeside 42sq 30Apr 19, 2017 8:13 pm Hay...abruzzo supplies tiling.. not sure abt the carpets..check with the sales guy..i m doing flooring after handover.. Re: Firstyle Home - Braeside 42sq 31Apr 20, 2017 10:21 am Hey wazzabrown4, they have a range of carpets to choose from when you head in for your internal colours appointment. It's pretty underwhelming to be honest so don't have high expectations. Re: Firstyle Home - Braeside 42sq 32Apr 20, 2017 1:25 pm Hay everyone...Does anyone know what is the approx cost for pouring a plain slab?? I am thinking to extend my Alfresco area by 4m x 3m. So interested to find out if it would be economical to go with the slab or decking after handover?? Re: Firstyle Home - Braeside 42sq 33Apr 24, 2017 7:00 am Finally the slab has been poured... is there anyway to tell if the builder has put the drop edge beams ?? I was charged 13k for the beams..also do guys think the slab is sitting too high from the first photo?? I have compared the finish level of the slab with the two neighbors and I am the highest...I like the view though as we have got single story houses across the street... Re: Firstyle Home - Braeside 42sq 38May 04, 2017 4:41 pm Hay Everyone.. I need your help in understanding the following clause: "Floors to be grinded in lieu of screating for porcelain tiling" Is it better to go with grinded floors or screating?? I'll be doing the tiling after handover.. I prefer to go with porcelain tiles..but then I want to have the flexibility of installing ceramic as well... So which surface gives me more flexibility?? Cheers, M Firstyle Home - Braeside 42sq 39May 04, 2017 5:19 pm Its a waffle pod slab, reason why it is placed? my understanding is because they don't want the fill to be entire concrete, and would require more man hours and more concrete and expensive, plus drying so much concrete would take extra measures and extra time. So the waffle pods as its called, is used to fill the void that would require less concrete pouring and in circumstances, where the house is old and need to be demolished in so called future when it has had its time, the slab will be easy to remove. But your Garage and Alfresco in many cases is made of hard concrete to support the weight of cars or if you put a jack under the car so it doesn't poke hole in the floor, as the weight is concentrated on one point. I guess that will be enough for you to understand Aussie way of building, pretty much, not much effort is involved as in the past years like in europe all architecture is concrete and stones.
