Rossdale build with timber frames, their comment is that termites will still attack the "comsumables" in the house whatever type of frame is used. The important part is to have properly installed termite protection at each necessary stage. I already have a timetable and detailed building schedule which so far is going according to plan. I am expecting the fixed price quote before Christmas. Will let you know how I go. Where are/have you building/built and who with? I realise that they will probably over price to cover for anything unexpected but they also say that they will credit back any savings that are made..............we will wait and see. PDU We got a quote for them for our rather small home for $325,000! Our small builder is doing the same house for $192,000 fixed. The basic design is a Leeward which we have modified. Rossdale build both single and double storey homes. It's taken 2 years to get from the approval to final build this week and there are significant issues. Don't mean to bash the, but our house is around $700-800k. I'm going to post a thread about it but so far 3rd party building inspectors seem to agree with us. Re: Rossdale Homes - Adelaide 12Nov 03, 2009 6:20 pm We have chosen Rossdale as our builder, we are expecting our fixed price quote within the next week, which i am a bit nervous about, but excited at the same time. So far i have found Rossdale very good to work with, the sales consultant has been spot on with dates in terms of when to expect things and always responds to my email within a day or so. No issues with them at all so far, and they seem to know what they are talking about unlike some budget builders. They do take a lot longer to get things done, but that is because that go through a very strict research process to quote your house and get all the information possible. All of my experiences are on my blog with dates that we signed up and when we got things so have a look and feel free to ask any questions. It took them 12 months to get Council approval since we signed the contract. Since this was taking so long and "construction costs rose" they sent us a bill for $5k and told us to pay upfront to continue with the building or the contract etc would be withdrawn. We had bulldozed our house at this stage. After a meeting with them to discuss possible withdrawal from the contract (it's been 24 months since originally signed to this day) "You can withdraw but you have to pay us the profit." Yes - that is a direct quote. We're definitely one of their more expensive clients, everything was "the best of" and we didn't care to pay the premium for this as previously stated. I'm not here to bash this company, but at the end of the day I'm not the only one as I've found out and the same issues we've had are repeated across the board. Wow.. that sounds pretty expensive for Rossdale.. what sort of house is it may I ask? and does that include land costs? Re: Rossdale Homes - Adelaide 18Nov 04, 2009 10:53 am My wife and I just signed our contract with Rossdale. The process has been quite smooth so far, but there has been some bumps. The salesman we got was trying to be friendly, but he just came across as an over enthusiastic salesman and we were glad to escape from him after every meeting. He did however let us see the individually itemised list when we were presented with the fixed price contract, which goups things together so you don't know what is what. In terms of the schedule, most of our stuff has been done 2-3 weeks before the date they have quoted, probably because my wife and i did a lot research about what we wanted and passed this on during the quote. There wasn't much difference between our original quote and the final fixed price contract, which was nice. In saying that though, Rossdale are definitely at the higher end of the market. Our house is costing us the 20k more for the base model than my brothers home (through distinctive) and his is a fair bit larger, so there is definitely some over pricing in there. Once we have both done selections (we have done some already), we are going to re-compare and see what the final cost per m2 is. I expect Rossdale will still be higher. The were also pretty inflexible about negotiating price or chucking things in to sweeten the deal, which other builders will do. The only thing we could get knocked off, is the travel costs they wanted to charge us (we are building in the country), which some then got added back in and we were told that's what the tradespeople charge them We have checked the prices, items in the contract, etc. with our brother in law (who is a site manager for another builder) and he said everything looks ok, but a little higher than the company he works for. His eyebrow raised when he saw the clause about removing all organic matter from the block of land and possible extra charges. He also advised us that Rossdale use most of the same tradespeople as everyone else, so be sure to check the finishing is of the standard they say they deliver. Our site clearing is meant to start in January, so we will see how everything goes from there.
