All new house need to have it nowadays. I would definitely insulate the entire walls. Perhaps get some quotes for solar aswell. Worthwhile expense that can be paid through interest free finance. Re: First Build - GJ Gardner - Modified StillWater 62Aug 15, 2016 10:14 am Having lived in the area now for close to two years and in two different rentals, I would strongly recommend insulating the external walls as a minimum. The winters here are dropping down to close to 1 or 2 degrees in winter and high 30s to low 40s in summer. You definitely feel the difference between houses with and without insulation. They also said, to insulate the external walls with 2.0 batts will cost us $1800. We will definitely go with external insulation, just not sure if 2.0 is suffice? Apparently they will need to add insulation to any of the walls that have cladding (as these don't have brick) and 1 ceiling fan to the second lounge room. So this will be an additional cost, how can this S*%# be missed!? Hopefully not a big cost, but we are also finding out how much it will cost to insulate all the walls. The other option was to add solar to the roof, which will be about 5k~. Hi ads87 i had the exact same problem with metricon and they proposed the same options all around the $5000-$6000 mark. They stated my house was only attaining a 3.5 stars instead of 5. After weeks and weeks of arguing with them i chose one of their options being ceiling fans in all rooms and extra insulation meaning another $5000.00 out of pocket. P.S they didn't miss it.. its something they throw in at the last minute because they know your desperate at that point to get your build started. My sister popped in to our land on the weekend and took a lot of photos of stage 1, it's really booming! Shell, I have sent a daily email to the builder last week, with no response. When I called on Friday I got to speak to her, who advised that they are waiting on the certifier who just needed to insurance papers and they can issue BA. They said once they get the BA, this will have the energy recommendations and then they can tell us what options we have. I smell BS here. I doubt I will have 'options' more this option is the only way. I hope the BA comes through this week, so they can start as our contract states building will start by 13th August (60 days of contract signing). As long as external alfresco fan is added (Which it is). We will go with 2.0 batts as QLD winters/summers are crazy. Do we need to sort out electricity/gas prior to construction? In our selections/information pack there was a note to say that they connect the electricity through XYZ and that we are free to change it after handover. when you say building approval - does that mean development application approval?? Got an email today (after reminding them to purchase the correct one) that the r2.7 won't fit in the wall cavity so they have changed it to r2.5HD (high definition lol) apparently it's high density ha! Wanna hear the funny part....apparently I'm not entitled to any refund as the r2.5hd is expensive???? WTF?! R2.7 is THE most expensive which we forked out for our thermal assessment to be met and figured it would pay for itself within the first 12 months. I'm seriously p i s s e d! I'm going to make a few calls tomoz to find out exact pricing.
