I am about to commence the whole process of building a house and that was one of the questions I asked about how long was the actual build. I was told six months minimum. Also there seems to be a shortage of good brickies. I'm hoping to get going in September or October with a view to be in by winter 2018. I also want to get going before there is an increase in building due to the regional first home buyers grant and it places greater demand on trades and suppliers. I really feel for you. I think GJ Gardner needs to be realistic with their time frames. My slab was poured on 30 April... and I'm at lockup. I have a garage door, internal plasterboarding etc all completed... my kitchen & bathroom cabinetry is booked to be installed this week and tiles start next week. I am appalled at how slowly your builder is moving, it's just atrocious! I mean I know you're not in a capital city, but surely there are tradies desperate for work in your area, and yet GJ can't seem to engage any of them? As for your frame inspection, I wouldn't worry overly about the delay in booking the inspection. My inspector didn't check my frames for ages, because he said he needs the house to sit, especially with the roof weight on it, and that the longer we allow it to sit before progressing, the easier it will be to spot any issues. So maybe it's a good thing, they may have been concerned about the frames that sat in the rain and so they're waiting a good amount of time for the frames to settle with the roof weight on them so they can see anything that pops/warps? I'm not sure what they're doing today, could be the carpenters back to finish installing the laundry and garage door? they were meant to be there Friday so could even be trades doing plastering, I want to go and have a look so bad but it's so wet out there and I don't have gumboots... first world problems hey? We went out for a visit... the laundry door and garage door have been put in (finally) and the cavity slider for our pantry. They have put a cavity slider in the garage when it's meant to be a swing door that can be locked with a key, as we have an access door on the garage... maybe I'll just leave it, can't be bothered with the extra delays this will cause Insulation is in the walls, the roof hasn't been done yet, the insulation is just sitting up there in bags... The electrical rough in is complete. The garage door frame has been done, hopefully this means we get a garage door soon. No plaster in sight. Also the activity room rebate hasn't been done yet... 2 weeks ago in email, Micah said it would be sorted... Water is pooling around the bricks, hopefully this doesn't affect the colour of them... I don't think the whole swing door change from cavity should be too hard - we changed a swing door to cavity during our build and it was a matter of chipping out some of the frame and whacking it in. Surly going the way would be easier! The insulation will stay in bags until right at the end someone comes back to lay it out. June is your month babe!!!!
