Bricks aren't set to start until next week...grrr....I love seeing other builds progress and comparing timings. I've been pretty pleased so far. Look forward to continue following your build. You're right re the Glendale...it's funny because I original chose the Merricks 37 and after signing the quote and depositing $1000, I came across a Phoenix video from the Taylor's Hill display (which was closed) and I instantly said I have to have this home. SO I changed to the Phoenix, added the extension per the display, picked the Verve façade which I just loved (wasn't on display for the Phoenix). I then went and visited some Glendale displays- namely Keysborough but also watched the online videos dozens of times (is it sad to say I still do?) The only reason I chose the Phoenix over the Glendale was it is slightly wider and it had the 5th bedroom/retreat which made great use of the space upstairs. I got in just in time too as its no longer available to build in Melbourne. What's the height difference from concrete to sliding track? Sorry for all the questions, just keen to know. Re: My Metricon Phoenix in Melbourne 28Jun 29, 2016 3:48 pm dulie Photos are working for me. Progress looks great. Are the stacker doors you have standard ones? Sorry for all the questions, just keen to know. Thanks Dulie! Yes they are the next available upgrade to stacker from the included standard sliding door. Wanted to go taller but the cost was spiralling out of control. I upgraded the 2 doors to stackers at a cost of about $1100 and then deadlocks to doors as another upgrade. I didn't think to rebate into slab at the time but wish I did now (though the one benefit I have with the step down is the doors won't look ultra short relative to the 2.7m ceiling height). The stepdown for me reads 221 but I don't think that's right so will measure it when on site later this week. The brickies are stuck on another job so still no action on my home yet...hopefully later next week. They've started / mostly finished insulating the home and they've added a few doors (internal garage door and external garage door). They also seem to have finished most of the electrical rough in- including my little aerial on the roof. It was also nice to see the flat roof to the garage mostly finished & the external walls above garage wrapped. We had to postpone the pre-plaster inspection which was due for yesterday (only found out the night before) so we are now doing that on Tuesday morning instead. I am now about 2 weeks behind with plaster originally set to be complete 4 July now pushed to the 17th. No date given on the bricks though:-( Here are a few photos of progress this week... I had my independent pre-plaster inspection earlier this week and a few of the items identified at frame stage still weren't rectified, and a few issues picked up that need rectifying before they start installing the plaster. I have asked for photos illustrating the defects have been attended to prior to plaster being laid. I don't think my SM likes me very much:-( Still no word on the brickies...we are now going into week 3 of the bricks sitting there and my SM won't commit to a date either. So I've noticed the builders using my bricks to form a path for them to walk on with it being so wet & muddy! That's one expensive path and clearly a sign they ordered too many bricks that I no doubt have paid for. Meanwhile. my neighbours across the road (owner builder) told me yesterday that he is meant to be only a week away from handover...though it doesn't look likely. They need to finish the render but the wet weather hasn't helped. And my neighbour right next door would only be a few weeks away (a fellow M home owner, building the Santorini). I'm really hoping some major progress is made this coming week! From the very beginning I have been struggling to work with them as it seems like they cant be bothered to work with us. It has been a 9 months long process and we still to date do not have an outcome. We have complained to managers and tried to escalate the issue however it seems like nobody in the company really cares. We have signed the prelim contract of $1000 but are ready to forgo that payment as we have no confidence that the build experience with Metricon will get any better and if its been this bad so far I cant even imagine how bad will it get along the way. Now I am also worried if all builders are the same and if the service is going to be similar. Any suggestions would be greatly appreciated. Hi Melb_builders, Not great to hear about your experience, but from what I hear it seems a bit typical of most volume builders. I can only describe my experience as a bit of hit and miss. I had the fortune of a great sales consultant (since promoted to a sales management support role in head office) who looked after me and the million queries I had. Not a lie- I reckon we spent close to 100 hours back and forth and face to face both before I signed and there after. The CSC I assigned was good- generally emails and phone calls were responded to timely (no more than 2 days). I know Metricon openly went through a difficult stage with staff exits (a mass as I understand) and workloads grew tremendously for many late last year. At that stage, my home went to one of the managers for about 6-8 weeks as we finalised some details and issues I had before then being handed back to my CSC prior to the construction stage commencing. I would say that M build a lot of homes and could do better with their ongoing communication however it isn't bad, if you are proactive and engage them with questions, ask for updates, assertively but respectfully push for progress. That's what I did and I know I went from the prelim contract to Studio M selections quickly, I then went on holidays to Europe for 3 weeks and had a contract to sign on my return. The issue I had was from contract signing to construction but that was not just them, it was equally me as we had a dispute about costs that kept being added on. So I can only advise you to over-communicate, if you make a call and don't hear back, follow up with an email and document everything. Build a good relationship with your CSC (and sales consultant if you still keep in contact) as they will be key to making the process easier. Construction a similar story - though I haven't pushed my site manager a lot and I haven't heard boo from my head office liaison. The only person who contacts me is the accounts team for money! My SM rings me every week or 2 (if I don't ring him first!) Hope this helps, J My Phoenix by Metricon in Melbourne viewtopic.php?f=31&t=83584&p=1570829&hilit=my+phoenix+by+metricon+in+melbourne#p1570829 Hi, First of all, thank you to this community for sharing your thoughts and opinions.
