Browse Forums Building A New House 1 Jun 02, 2016 4:48 pm Hi,
I've been on this forum for a while now, just following people's builds along the way! Though it was about time I posted my own thread with our build just getting underway! The home will be my partner Jess and I first place, being that we are only 22yo we are building what we can afford comfortably within our favourite estate nearby. We have been floating the idea of building for a while but only knuckled down and really went full steam ahead in about January. We initially, like anybody, wanted a big a block of land and house we could get without knowing the ins and outs of everything. Once we really looked into it we realised being our first place and being so young that we didn't want a massive mortgage that would really restrict us with other day to day living and with anything else we decide to do. We done research and found that we liked Burbank homes and we really liked the sales person Michael, we worked with at Greenvale Gardens estate. We knew that we loved the Trillium Estate and went there looking for land with anything of a decent size we felt the price being daunting. The land we put a deposit on at the end of January this year that we now own is a relatively smaller size of 10.5m x 28m (294sqm) when we found the land and put a deposit on we were lucky that it was only a few weeks from being titled! We went through our broker for this whole process and went through Westpac as our first choice being Commonwealth undervalued our land by 9k but Westpac came back at contract. The land settled on the 16th of March so we were officially land owners! During this time we were finalising some choices with Burbank, signing plans and other documents to keep the process moving. We had our colour and electrical appointment on the 5th of April which we had heaps of fun! We know what we like and had visited the show room a few weeks prior to narrow down what we liked which made it much easier on the day. Along the way it's been as everyone would know, signing building documents with our changes, finalising everything for the final times, getting council approval and building permits. All of this has gone pretty smooth. Once we got the final build contract we went to Westpac for full approval to get the extra loan for the house build which came back a little under valued but after the FHOG we only have to add 3.8k. Our whole file was sent to construction a couple weeks ago I think on May 13th... the following weekend of the 21st we had a temporary fence put up, portaloo delivered and taps/meters installed! Site cut was complete on Wednesday the 25th Heard yesterday from our liason that our SS plans for this week is having underground power and plumbing down with slab preparation to commerce next week! We are also engaging a private inspector for the stages of the build. We are using Nik from Budget Reports who I got onto through the member "Building Expert" on this forum Sorry for such a long post but I know I like to read details of everyone else's builds and I like keeping track of everything that is happening with our build! Thank you for reading and I will be posting regular updates. Please feel free to ask any questions Thanks! It is no nice to see a young couple securing their financial future and starting off small and not getting in over their heads with a huge home with a mortgage to match. You should both be really proud of yourselves and I look forward to following your build My 2016 build viewtopic.php?t=81011 Build thread viewtopic.php?f=31&t=81011 Re: Our Build - Burbank - Crimson 1700 in Trillium, Mickleha 4Jun 05, 2016 7:01 pm Thanks Charley We appreciate your kind words! We cannot wait for the whole build process to get into full swing... we will be watching it eagerly and I'll definitely be posting updates. Colour wise we have gone with greys, black, and timber looking features as we really like the warehouse feel Re: Our Build - Burbank - Crimson 1700 in Trillium, Mickleha 5Jun 05, 2016 7:21 pm Yes once that slab goes down, that's when the fun starts, so much happening. Your colours sound very nice. I prefer greys over neutral colours. There won't be much of it as it is just surrounding a window but we think it will look pretty good, and so do you by the sound of it haha Re: Our Build - Burbank - Crimson 1700 in Trillium, Mickleha 12Jun 06, 2016 8:19 am Does your quote say included for your add ons, or do you get the price. We have just signed with Burbank and i dont like how it says included.. you said you're doing your own flooring, did this save you lots? and will you have you do your own skirting after flooring is down? Thanks em Re: Our Build - Burbank - Crimson 1700 in Trillium, Mickleha 13Jun 06, 2016 9:09 am Hi Emily, thanks! With the add ons/variations on the tender they have all the prices individually. There will be a house base price and then all the extras with costs and the final price having them added on. We chose to do the flooring after as I know a carpet layer so can get top quality stuff for cost price and no labour charge. The flooring throughout, we found some laminate that we love at a place called Western Distributors. They can supply and install it for much less and we get exactly what we want. When we get closer I'm going to get the supervisor to try and get the skirts tacked on so it's easy to remove instead of putting them on properly and us possibly damaging them to take them off Re: Our Build - Burbank - Crimson 1700 in Trillium, Mickleha 14Jun 09, 2016 12:38 pm Hi guys, we found out yesterday that there was no slab going down today... they couldn't prepare the formwork for the slab as our land was too wet. However everything to be done before a slab has been complete, the last being the storm water and sewerage. So we can only presume that next week we should have a slab, because there is very little, if any rain expected!
