After the 12+ months visiting all the display villages around the state and looking over maybe every single story plan on the WWW, we have decided to take advantage of the BIG BONUS promo and build with Carlisle Homes the Matisse 33. Structural Option we selected (Matisse 35 shown) -WIR to Master. (not shown) - Included with Auburn Facade. -Activity in lieu of Bed 3. - -Guest Bed in lieu of Study. - -Shower to Powder Room. - We have an older fella living with us so the guest bed and shower to powder options kind of create a little ensuite for him, we just had to move the guest bed door to the hallway edge. Having the activity room between the other two rooms kind of gives the 2 little ones that whole part of the house to run amok. The Rumpus will be used as a games room. The Lounge will be used as a theatre. "SOME" of the non standard variations we have opted for. -Extended Garage 1000mm - -R2.0 Soundscreen insulation batts to all internal walls - -500mm extension to master suite to achieve required garage step back - added to fixed price -Extend Lounge 520mm towards Living. - -Roller Door to rear of Garage - -Additional render to front facade incl. front of garage - -Additional render to Alfresco side of house incl. alfresco - -19837 Plank Whitewood GL-Porc 150x600 feature wall tiles to front facade piers & one side of entry - -Western Red Cedar V-Jointed lining board to Porch ceiling - - " " " " " " " Alfresco ceiling - -Pillarless corner stacker doors to Alfresco - -Windsor WIN5G front entry doors with TRANSLUCENT glazing - -Cat.4 Caesarstone bench tops to entire kitchen - -Cat.4 Caesarstone bench tops with 40mm edge to island bench. In addition provide 1000mm wide Cat.4 Caesarstone drop down end panels with 40mm edge. - -Cat.4 Caesarstone bench tops to Butlers Pantry - -7.1 Surround Sound pre wiring to Lounge - -5.1 Surround Sound pre wiring to Rumpus - -Projector pre wiring - We decided on the Auburn Facade, with a slight modification to meet developer guidelines where the main facade wall needed to present atleast 500mm from the garage face. I offered the solution below and they are happy to go with it. Auburn Facade, similar colours, but went with these timber look tiles to the piers and one side of entry. (photos dont do them justice, very pretty tile) They are also going to feature around the bath hobs in ensuite and bathroom. Facade modification. I moved the window forward 500mm creating a little nook in the master bed. Will be good to put a bench seat in there under the window. We have done our colour selection, tender and this thursday June 2nd will be signing our build contract We have ourselves a 576sqm block in Clyde Vic, proposed title date August 2016. -------------------------------------------------------------------------------------------------------------- Now a bit about my experience with Carlisle Homes so far. My first interactions with CH were via email to the sales team. From there i was then emailing the one sales person. Now that part was quite simple as i was only ready to ask the general early on questions and the salesperson was well equipped to answer them for me. these were very easy times and the sales person was very helpful and quite promp on replying to my emails no matter how clueless i sounded. This went on, with CH and lots of other builders, for many months as i did the shopping around stage. So after narrowing my list down to the Matisse, i decided to sit down and have a chat with the sales person at the display home i had been visiting. Turns out that sales person was actually the one i had been emailing so we were already on the same page As I am a first home buyer, he was very helpful and explained everything while we found a house and land package on his computer. We pretty much ended up locking it in there and then. The sales person confirmed the lot was still available and we verbally committed to it. So far, still very excited and loving the journey. Our sales person seems to have all the time in the world to assist us. From this point we started to ask about the structural options and non standard variations via some more emails. all answered promptly. once we sorted out these options/changes it was time to go in and sign some paperwork. Again the sales person had all the time in the world for us to go in for a sit down so we did. We made changes to the drawings to be sent off for approval and pricing signed everything and paid our deposit. Now i don't like to think that it was because he now had us committed, i do like to think it was that he just suddenly got extremely busy, but from here it did get much harder to get my sales persons time. Emails were no longer getting replies, i had to send them 2, 3 sometimes 4 or more times and when i rang i was answered with "Oh hi, i was just about to answer your email". And that was more than once. But anyway, got through all that, got all the changes we wanted on the drawings approved, priced and signed. Time to move on to the next fun stage, colour selection. This was what we considered the fun part, colour selection. We did our colour browse appointment and were shown around the Spectra showroom. don't think anybody could say a bad thing about the showroom. We pretty much went back nearly every sunday after that to mix and match things, cant say we weren't thorough haha. The ladies there on the weekends are fantastic and extremely helpful. They have no problem letting you know if what your picking will look bad either haha. That's a good thing. My only complaint about this part was we could not get pricing on a lot of the options. I understand it's hard to price at this point as all the houses are all different, but it would be great if somehow they could. Colour selection day for us, even though after many visits to Spectra and pretty much having it all worked out already, ended up being a waste of time. The first part was selecting the colours/materials for the facade. We had chosen to upgrade to full rendered front and told the lady the colours we had chosen. She then told us that we could not have full render to our facade, it was against the developers guidelines, we had to have atleast 25% brick. At this point i was gutted, I 100% did not want any brick showing on the front of the house, but very reluctantly came to terms with it. We were not happy with the Cat.1 bricks (i was not happy with any brick) so spent the money that would have gone on render to upgrade the bricks and mortar. This really did upset me and pretty much ruined the rest of the appointment for me. We pretty much flew through the rest of the appointment and were out of there before lunch. It wasn't till I was emailed our list of colours that i saw how many things we were not even asked about on the day. I did not even know there was options for those things. Now the computers were down on this day so it may have had something to do with why those things were not discussed. So now weighing up if not being able to have the rendered front was a deal breaker or not, I decided to double check with the developer. I emailed the developer about it, sent a pic from the carlisle visualizer and they replied saying there was no issue with the render. There was nothing in their guidelines saying we had to have atleast 25% brick showing. My partner immediately called our CLE, apologies were made and she booked us in to do colour selection again on the morning of our tender. No harm done, but I can't imagine what would of happened if i didn't check, went with brick then every house in my street had full render.......... So next, around 4 days out from our colours/tender appointment I get a phonecall from a new sales person saying that we can't have the facade we have selected because it doesn't meet developer guidelines. Ready to start punching myself in the face at this point haha. I asked where my normal sp was and why he didn't tell us that when we picked the facade and was told he had left the company. Anyway, as per my design above (nook in master), this sp was very helpful and quickly got that approved and this crisis was averted. Colours round 2 and tender day. To start with, for colours, we had the same lady as last time so it was a bit awkward telling her why we were back. Other than that it was a much more pleasant experience this time. We ended up pretty much changing nearly all our selections from previous. Very happy At tender appointment we noticed some of the changes we had made with our original sp were not on the drawings. Anyway decided to only mention the guest bed door needing to be relocated (became a bit budget conscious). It was in tender but not on drawing. The other things had been mentioned to our sp, maybe something to do with our sp leaving the company. We also added an internal door to rumpus and blocked off the other walk through with extended linen option. This deleted a 2way switch we had added, no big deal as wont need it now. I was not keen on the idea of blocking off the rumpus and it bugged me all night. The next day, when i emailed through a sketch of where i wanted the speaker pre wiring located, i asked to remove the door to rumpus and linen option we just added. I was told they would create a post contract variation reflecting the two changes for us to sign on contract day. And they did. Contract day, we received our copy via courier at 5pm the day before our contract signing appointment. I power read over it that night and the following morning before the appointment and noticed a few little mistakes. One being guest door still in wrong position on drawings. Anyway all those were written down and i was told would be brought up in a post contract variation and sent out for us to sign. We did not sign the contracts on the day but took them to sign and return. Overall so far, I would not hesitate to build with CH again or recommending CH to anyone, mistakes happen, problems come up yes, as they probably would with any builders, it's how they get fixed that matters, and so far CH have only tried to offer solution to any issue without any drama... Had never really considered sound proofing till we moved in here. The guest suite and adding the shower is a great idea. Carlisle are pretty tight charging you for making the study a bedroom but not giving you a credit for creating the play room. You're in effect just moving the bedroom door and wardrobe from one room to another. I'd have argued one cancels out the other and you shouldn't be paying anything. Would also think deleting the door and wall to bed 3 would some what cancel out adding a door and wall to lounge, but nope. I pretty much looked at every floor plan on the internet shortlisting the ones that ticked the right boxes. 4 Beds + -Theater, or a room that could convert to theater. -Rumpus, to be used as games room. -Activity, for the kids, convert to study when they get older. -Side Alfresco I really am a fan of this style Alfresco, because of the pillarless doors, when you open them up the outside really does become part of the inside, and vice versa. Rather than just an alfresco tacked on to the back of the house. The price for the nook in master suite, I will have to ask as it has been hidden in the fixed package price. That has changed so much i have lost track. It's funny, i would not have thought about doing that until I was told I could not have that facade. Now the change is there I would not be happy to go back. I mentioned that it is one of those upgrades i had to have, and would definitely be crossing this house off the list if i could not have them. They still honored the original quote. It's an expensive upgrade because apparently they need to reinforce the roof with steel beams. To be honest, if we were quoted $8k at the start i still would have gone with them.
