We have signed the PE few weeks ago and now waiting for the PE amendments (final structural change). So far the process is running smoothly, next step will be signing the final contract, colour and electrical selection, it would be nice if everyone can give us some opinion and suggestions. We have upgraded from Freedom spec to Designer spec. Our major upgrades are: 1. 2700mm ceiling height to ground floor instead of 2550mm 2. 2500mm ceiling height to first floor instead of 2400 mm 3. Enlarge garage size and height due to estate (landscape) requirement 4. Double glaze to all windows 5. Stacker doors to outdoor room 6. 1020mm timber front door 7. Staircase - Part open/Part closed KDHW staircase 8. Extra shower in powder room 9. Increase Island Bench + stone benchtop 10. Provide raised ceiling to front entry 11. Full tiling to all ensuite and bathrooms 12. Provide 600mm eave 13. Provide Fibre Optics - Home network Lite system package 14. Provide insulation (R6.0 to ceiling, R4.0 to sub floor, R2.5 to external walls, R2.1 sound break to internal walls) BTW due to a 4 meters slope, our footing/site work costs us $44K, and a drop down + enlarge of garage cost us $7500 Build thread - viewtopic.php?f=31&t=83484 Our Glendale 39, SA Re: Our Glendale 39 - Metricon 3May 29, 2016 8:32 am We will also upgrade to designer spec, definitely worth it. Nice list of variations! Eaves, higher ceilings, extra shower (a must have downstairs in a double story IMO), double glazing. Great choices. Can I ask how much the raised ceiling in the entry cost? And is your entry door a pivot or hinged? I forgot to ask how wide they can go without going to pivot. Re: Our Glendale 39 - Metricon 4May 29, 2016 8:37 am Oh and if it makes you feel any better, we built 7 years ago on a two metre slope and our site costs were around 20k, so your 44 isn't too bad. We raised ceiling with 350mm wide "bulkhead" to perimeter x 150mm deep (nom), it costs us $1750. The entry door on our current PE is 920mm which is a hinged door, waiting for 1020mm entry door amendment to come back, not sure if that will be a hinged or pivot. I'm trying to beg M to give me a list of what is upgraded on that display so I can compare to what will need to be upgraded on the Hampshire. Hampshire has the Designer Spec included - did you find the selections decent? I would love to see a pricelist for upgrades and how much the luxury inclusions package is! I'm worried our budget is going to blow out. I noticed flooring in not included with M - is there any allowance or is that not included in the 'base' price? I will suggest people to go from freedom to designer spec, the selections and finishings are in a larger range. You can clearly see the difference between the two. Designer is definitely a good start! While for the luxury pack..not sure if it is the same as Sydney. Previously M advised me I can get the whole luxury pack with $25k which is a seasonal discount price (all included - refer the the booklet), but somehow when they quote the price and prepare the PE, it is a different story. Prices are listed per upgraded items but not in a lump-sum. I summed up all those upgrades..and then actual price is very similar the $25k..which means the pack is not actually on discount..so I don't think it is a better off. I deleted the "so call" luxury pack and just added what we need. Not all the features in the luxury pack suit me, I rather use the money to upgrade other things. If you go to M's website and select SA, you will see the luxury pack booklet Flooring is not included in any of the base price and/or packages. We will do the flooring ourselves - not by M. They break it into two cost both about 50/50 for the actual door and then the frame.
