We both are big fans of the open living plan and settled with building the Glendale 39. Received our pre approval from CBA today so really stoked that things have started moving forward. Our color selection is scheduled for next Tuesday as well so alot more exciting stuff to look forward to. This is what we have so far. - Glendale 39 Peninsula Facade. - Upgrade Facade with Glass Balustrade - Render - pillars, Garage front - Modified floor plan to move Fridge out of pantry and parallel to benchtop, add door to pantry - Upgrade 2700 Ceiling Height - Ground Floor - Category 2 Carpets (Twist in Dark Grey color) - Tile - polished porcelain 600 x 600 (TBC at Studio M) - Downlights 40 pack (may reduce at Studio M) - Breamer split system - Value Pack inclusion - remote garage door - pot drawers - upright cooker - Breamer evap cooling - Driveway concrete paving (colored through) This is what we have narrowed down from our SC, some of these items might change at Studio M appointment as well as all the different color selections, tiles, splashbacks, cabinatary, finishes etc etc etc..... If there are any thoughts or ideas for the Studio M appointment, please feel free to share. I just went through ur build (lot more to go through) and some interesting and similar choices ... the glass balustrade was a key feature that we wanted , and the initial appointment with the SC was all great with the quote of 1.6K to upgrade . We went for our studio M color and the first thing I was told that it couldn't be done .. So lots of conversation about this and we basically told them it was confirmed and this was the reason for our house and facade selection . SC called later today that confirmed again that they can do it except only to the front and he will quote me a price this Thursday ... Est was 5K .. Dramas just starting for us I think .. Did u finalise ur balustrade and to all sides ? And what final price did u get ..? Our Sc trying to send file to HO saying that Studio M can do all these things. Hey , after just visiting Studio M I think it has to be done at both ends. Doing the high level selections or things u definitely know you want is good at SC including structural changes and facade options. Your color selection at Studio M affects a number of choices thus needs changes . Other selections eg. Carpets, floor, tiles , stairs, colors electrical at Studio M I would recon. I'm waiting for their confirmation and the price and hopefully it's ok ... And yep certainly will be posting selections .. There's a few that we are unsure so might have to change it .. Going to Beaumont to see the tiles again properly in the weekend ..Like everyone's said already the lighting at Studio. M is so bad. Did u have any troubles with valuation .. My broker is sort of telling me that limit upgrade as much as possible so there are no issues with valuation. I don't think we had any trouble with valuation, i think our trouble was more with my husband signing a 3 month casual contract 2 weeks before applying LOL Our awesome broker got it over the line for us after initial rejection as he had just had a case a few weeks prior with same situation. The assessor on that case realised that IT is a very high percentage of contract positions now and that my hubby had changed jobs to something paying more and stepping up in role etc. Phew!!! P.S We had about $110k onto of the base price of house!!!! Maybe I'm stressing too much with the valuation. , I'll just wait till the valuation and go from there I suppose .. I think we'll reach a similar figure including site costs.. I'm trying hard to keep it lower but it's hard and I'm in IT as well !! I don't know how u got this over the line and at a good price ... So we've just accepted it. I was told this will be the last peninsula with glass modification.
