Builder has quoted me $5k for alfresco (21sqm) slab + tiling. Does this sound reasonable or outrageous? I am 50/50 at the moment but have heard/read that doing it with the main slab is better. I have been told that doing it after HO (ie 2 separate slab) will mean that the alfresco slab will likely crack and break away from the main slab over time... leaving a gap.. is this true? Not sure on that cost - maybe ask around - get a quote. $5k seems high to me - but it depends on so many factors. If done properly after HO it should be OK. BTW there will be no problem with the alfresco slab engineering if done properly Post handover it sounds like Salesman scare tactics. I would have thought a third of that would be a fair price if they had included it in the initial build price. I'm getting my driveway and alfresco done with my builder (Plantation Homes) for 5K in total. From what I can gather there is no real benefit in getting the alfresco slab poured with the main slab other than convenience. The builders will charge around $140/m2 while a concreter will charge half that post build. My thoughts are to get the builder to do all the structural concrete, mainly for warranty and accountability. After that get a concreter in for driveway, paths, alfresco etc. Might delay moving in by a week or so but saves several thousand $$$. Tell them that $5000 is just way over the top and unaffordable, and play it up a bit... then see what price they'll do the slab for. Personally I'd get it done as one fully engineered slab, because to ensure you won't have issues of the two slabs drifting away, you will need to get the alfresco slab engineered. If your soil type is S or even M, you probably won't have any issues, but if your soil is H1 or worse, then you will really need to get the alfresco slab engineered. Finally, it is your call alone. Not sure how much I paid but I think the slab part was basically substituted for the paver price and then I paid more for the tiling. Mine was poured at the same time as the garage grano rather than at the main pour. I would think you would be able to get the whole lot done after handover for around 3k.
