We just received our building contract from them today and we are a little concern on a few things. 1. They said the price is lock from today until roughly April 2023, but because the land registration is expected to happen around end of 2022 or early 2023, with a risk of delay, would this be risky for us to get surprise price increase after? We are just afraid that the price will go up from delays that we can't control. Is it possible to ask to extend the price lock? We saw some other builders offer 24 months 2. In their tender contract, we notice a line mentioning that a council in NSW might charge s94 contribution and that we would be responsible for it. Does anyone know how much that is? and is it normal for us to pay for it? 3. In the contract, they also stated that there's no allowance for any rock removal, since it's their land and not ours, is it normal that we have to bear the risk for this? Best, Hi Andy Clarendon are a good choice. to answer your questions: 1. This is a judgement call you are going to have to make. Suppliers are telling me that prices are going higher this year, however my gut feel is that for various reasons they may fall in the medium term. Best advice is build in a contingency to your budget, perhaps 10-20% in case I am wrong. 2. S94 contributions vary council to council. For some councils it is as low as 1% of your construction contract price, in other areas they charge by the number of bedrooms and I have seen them as high as $50,000 for 4 bedroom dwelling. So check your with your council. They have this information on their website or you can call them. 3. Rock - yes you will be responsible to pay for rock I built my first home with Clarendon back in 2004-2005 and it was a good experience.
