Browse Forums Building A New House 1 May 26, 2016 9:54 am Hi, Ive been reading threads for about a week and this is my first post We currently own a 70+yr 3 bedroom weatherboard (downward sloping block) and my husband and I have decided to either extend/remodel or KDR and have only just started our research. We're telling ourselves this is going to be at least a 2 year journey in research (to get most of our disagreements and sticker shock out of the way) and we haven't had any site visits yet. So, for those that are building - how do you decide how big a house to build? We both love the Montgomery Carolina 2 341 (14mtr x 16mtr/39sq split level) but Im thinking its too big a house (2 adults, no kids) but I don't want to risk building smaller and then if we one day sell it, not having the extra room will kick us in the butt. We agree on the budget and allowed for unseen extras but is this too big and we should scale down for our land? Your thoughts, did you build a house that youre now thinking is too big? Wish you had less house and more yard? Many thanks! What rooms do you really need? What rooms would you use enough to make having them worthwhile? Do extended family/friends visit regularly? Are there hobbies that need dedicated spaces? Etc, etc. Those answers only you guys can figure out, but it's also prudent to be aware of other homes in the neighbourhood so the build is neither over nor undercapitalising. If most other homes have a large yard and it's a family area, creating a decent yard space would be a good idea. Having a chat to a real estate agent about buyer expectations for the neighbourhood might be a good idea. In our case we built a 40sq house 7 years ago and we have 3 rooms we never use so we're looking at downsizing. We have a large block but are looking at acreage so we're not the norm. And we're definitely in the minority in feeling our house is too big, most other posters here who built big love their homes. Re: KDR, Too much house? 3May 26, 2016 7:24 pm I agree with Frye, you should look at the surrounding properties to ensure you don't under or overcapilise for the area. We have a large home. 55sq in total but that includes a lot of outside space i.e. Alfresco/balcony, downstairs deck, porch, garage, inbuilt storeroom etc. We are two adults and one 16yo. We designed the house to suit our needs/lifestyle and to fit in with the feel of the rest of the neighborhood. We are on a 1000sq metre block so we still have plenty of yard space. I don't regret building a larger home. The areas we don't use as often as the main living areas (downstairs entertaining area, theatre room and rumpus/billiard room) don't need to be cleaned very often so I don't feel like the home is a pain to clean at all either which is a bonus. I am currently building a smaller home (22sq), 3 bedrooms. This is our downsizer, no kids at home. We have 2 living, one spare bedroom will be my craft room and the other guest bedroom. I also wanted something easy to clean and quick to clean. We were still able to manage a large alfresco so we feel we have been able to incorporate everything to our needs. Another consideration is health in managing stairs. Just before our build started I hurt my Achilles, and I thought thank god our house won't have stairs as no way could I have managed stairs for the first 3 months.
