So the sun sets to the left of Mt Sugarloaf if you are looking at it on our street, the neighbours house is on the left with their deck on the right closest to our house. Our place is on the right with the deck on the left. So we should get the afternoon sun coming in over our whole deck whereas their deck will be half in shade because of their house. I think our place might be a foot or so further back then theirs too so I don't think their house will put us in shade. The salesman we spoke to pushed us pretty hard to a split level house which wasn't what we wanted that was going to cost us approximately $100k more to build because of the extra site costs and other costs involved in building split level. My advice is to talk to a couple different project and custom builders to get a feel for who can do what you want. I'm not sure how much it will cost to level out our block because I guess it can vary depending on the block, but maybe Ryalls can give you an idea of how much it cost them. Basically Tony told us that building a single level house on piers will cost more than it would to build on a slab on a flat block, however the price difference would be ball park to what it would cost to retain the sloping block. If that makes sense. Like anything there are pros and cons to it; cons being that it takes a little longer and costs a little more (compared to a slab on a flat block), pros being that we have storage underneath and we haven't had to worry about altering the land to fit the house because the house fits the land. I've also heard that it could mean that plumbing and wiring in the future is easier to deal with because it's under the floor not through the ceiling. I hope that wasn't too much of an essay and it all makes sense, basically talk to everyone and ask the right questions. Yeah it doesn't look like much has happened at the front but when you head around the back and the back wall is around 2m high. It's funny, I knew there was a slope but I didn't realise how much. Makes me wonder if it really is more expensive, we had so many extra costs associated with importation of fill, drop edge beams and retaining that we hadnt anticipated. It's funny Reg, a lot of the houses I spent time in growing up were all built this way (we live in a very hilly area) so I think it might just be a case of trends changing over the years. We just left the block after we set the alarm off a bunch of times and Tony had to call to gently remind us not to set it off haha whoops, sorry Tony! Our old house was on piers and we always said we wanted our next on a slab, but i know Nath will really miss the storage!
