Being in a small town, my first priority is to give an opportunity to a local builder, few things I found along the way - They depend on word of mouth advertisement and can't spend thousands on TV adds so they take us serious - Very accommodating - Good local friendly tradies often work for the builder full time (not contractors) - Bit costlier than volume builders but quality is there - The sales person and draft person sat with me for days when I designed my custom plan and the builder didn't charge me any extra - Upgrade costs are nominal and made clear they won't charge variation fee just becuase but only if the variation cause delays or the material has already been ordered..so far I have raised 2 variations after I started building without any fee.. (surprised to hear some builders charge $1000 for a variation) This is solely my experience with a local builder and I am happy with my choice so far... Good luck with your search... Have an idea of budget in mind and if you have any plans of your block like service plans or contour maps they are also helpful. We got rained out today but the guys got a bit done today. So glad i had the meeting with tony as many other project home builders it now seems have given me some horrendous advice. He was even kind enough to pop out to my block and i met him there to figure out the best plan! And even better news he is building our next door neighbours block too! It must be a sign. Now i need to get plans together of what i want! This part is a bit overwhelming! How is your build going? He is building our next door neighbours house too which has been good to see his work progress there. Has he given you any plans to work with or taken yours to customise for you? I haven't been out to our place since Monday, but the base brickwork should be finished and the pest treatment should have been done today for the subfloor to start on Friday. We just happened to show up at the same time the truck with our subfloor showed up with Tony right behind. Tony gave us a bit of an update and we had a bit of a chat. He's happy with how it's all coming and so are we. Tony mentioned meeting with Newwy as well. Looking forward to heaps of progression next week! We upgrade the lighting to downlights throughout and I think added ceiling fans (not 100% sure on that one...). Plus we upgraded the mirrors in both bathrooms to be shaving cabinets and put a double shower and double vanity in the ensuite. In the kitchen we upgraded the benchtops to Caesarstone and added a mirrored splashback. We also upgraded the rangehood, cooktop and oven. I think we also picked our own tap in the kitchen. We changed the flooring in the living areas to be laminate instead of tile as well. I think that's all of it... kind of hard to remember now haha. Basically we just choose to upgrade bits and pieces that we wanted to rather than having like a package where you want to upgrade certain things then you have to have the whole package. The selection meeting was pretty good, Shelley is the person that does all of it and she goes through everything (colours, tapware, literally EVERYTHING) and gives you options, then she gives you prices on everything you pick in an email and you decide what is important to you and what your budget can't handle. For example, we got prices on waterfall edges on our Caesarstone island and we could justify the benchtops but the extra for waterfall edges was a bit out of our budget.
