Browse Forums Building A New House 1 May 18, 2016 1:02 pm We just completed our tender today and our site costs including recommended slab upgrade are almost 60k! Soil test result shows our land is classified as H2. This is way too high from what we're expecting. Is there any way at all we can bring this down? Builder said we can get an independent soil test done but if it's the same classification, same costs. Any expert advise from anyone here in homeone? Re: Site costs too high!!! 3May 18, 2016 2:06 pm If you haven't settled on the land, please consider a different parcel of land in same estate or closer. That 60K can be spent better somewhere else. It might cost you more than that it is just a recommended cost but then the engineer will design the slab based on the soil classification. Cheers, Re: Site costs too high!!! 5May 18, 2016 4:34 pm That seems a lot, although I'm not sure how much extra it is to go from h1 to H2. Our soil is H1 and our extra site costs were $26k but that included drop edge beams and stuff for being a battle axe block. http://bellaviabuild.wordpress.com Re: Site costs too high!!! 6May 18, 2016 4:53 pm Ours were about the same but ours was a KDR on a sloping block and included retaining walls. Hey, are u building in western suburbs by any chance? Yep we're building in plumpton, very near caroline springs and taylors hill. I did a search yesterday and found lots of similar cases in the area. Re: Site costs too high!!! 9May 19, 2016 2:19 pm Yeah think of the metricon case... but still quite excessive. What are you going to do about it? Second Build, this time with Carlisle 2016, can't wait! Rock removal cost is 27k. Sigh.. So the rock removal is 27k and the upgrade to a H2 is 33k is that right? If there is that much rock then the site my not be as reactive therefore a lower classification.I would hate to second guess someone who has actually tested the site though. Site costs too high!!! 12May 20, 2016 10:28 am The 60k includes rock removal, upgraded slab, retaining walls and others. Re: Site costs too high!!! 13May 20, 2016 2:13 pm What is total slope and slope in the building area? My site has 1.2 m slope from back to front and around 800mm in the building envelope..quoted $5000 by Dennis Family and $4000 by a local builder... Cheers, It will be neat but you won't have much freeboard. At least they are not weep holes. Are you in a high intensity rainfall region? The regulatory slope is only required… 3 8281 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13104 Is anyone building with Mojo and have a recent site cost tender 0 15954 |
