We settled on the block in November and signed the PPA with Ventura Home Group in March. Their solution was the closest to what we were after. Since signing our preliminary agreement we have provided clear instructions as to how they need to be modified. They have been modified 3 times, but there are still a number of simple changes that have not been addressed. We've been assured that these will be addressed at prestart at no extra cost. We had multiple issues with our drawings which had also been modified a few times prior to prestart. Getting everything exactly correct took over two and a half months emailing to and from our pre start consultant, we spent the whole day from morning to late afternoon doing prestart in Osbourne park, it then took two and a half months of getting the changes correct how we wanted it. there were issues with there pricing for things, items missed in the addenda, items missed in the electrical plans ect. Also took along time to get back to us for costs on certain things as they wait on there estimating department to get back to them, so you may find your self contacting them a lot chasing up what is going on. If you are making quite a few changes and are detailed and particular how you want things,be prepared to wait and be extremely patience. James. Did you do that "Virtual Walkthrough" with your plans? Did you find many surprises in the contract (ie. things not included that you expected?) I would not base my decision on which builder to choose based on this element. We did not do any walkthrough as our house is custom build, we did not receive any 3D either. This would have been quite handy as we do not really know how the spaces will feel. This is not my first building experience so I knew that what you see on display homes is not included. Surprises... yes. Too many to list. I will PM you. I can confirm all what James has written above. A lot of frustration to get what we want and how we want it. The prestart stage has been very stressful. We have to thank the sale rep as he has and still is helping us sorting out all these issues. We are hard client to deal with and this does not make things easier. Now we are still waiting for the final plans and we are not sure what to expect once the building starts.
