Browse Forums Building A New House Re: M&K - Lauren Steadman Homes in Amberton Estate, Eglinton 22May 31, 2016 5:05 pm So we signed with LSH on Friday, despite not quite being ready to build it all just yet. We decided we liked the plan and the price etc and we wanted to sign something to assist with our land finance to get the Owner Occupied rate on our block of land (rather than having to pay the extra as an Investor). Apparently having a signed document from a builder demonstrates that intent to build on it (along with selling our current place, which we are doing). Our lender ordered a valuation on the land as well, which came in at $3k less than the price the developer has it listed for on our contract, so good-guy-lender is telling the developer to reduce the price or we're out. Lets see how that ones goes. Seems a bit petty at 1% difference or something, but thats not my call to make. So still not much has changed. We'll settle on the block next month, keep saving and sell our current place and then we're still targeting to go to site towards the end of the year. In the meantime we're getting all of the admin out of the way and we'll do pre-start at some stage as well in the coming months. We've started the process with the builder very early (and probably before we needed to), but its worked out OK and has allowed us to take our time with the admin stuff and sit on things for a bit longer, which will allow us to think of all the little things we want to do before we hit pre-start and then go to site. Land was due to settle in 2 weeks. Its unlikely we'll be able to keep it due to my redundancy but we'll see what happens over the next couple of days. If we do have to let it go I suppose its a good thing I found out now rather than next month when I'd have my current mortgage and then a mortgage for a bit of land to deal with as well.
