However due to the orientation of the block (north facing rear yard), I would prefer to have the garage on the west (left hand) side of the house to keep some of the hot Perth summer sun off the house. I think I would prefer the wider area down the side of the house to be on the east side (right hand), because then it would get morning sun and afternoon shade in the summer. If I position the normal double garage on the left and a single garage on the right hand side (with a roller door to the rear), would it look odd? Or for future resale would a triple garage be much more preferable? We would just use the 3rd garage for storage for lawnmower, garden tools etc, because we don't have a boat and currently only have two cars. Any advice please? As for resale its easier to have your cars all together and keep your tool's close at hand in the one garage, Instead of moving between two locations. If a third garage will push the dead side of the house off the boundary creating space you won't really use, I'd put it in the other side on it's own so the space behind it is usable. If you put a roller door on the back of it, it can double as an entertaining space in inclement weather. Having it on the dead side (west) reduced the amount of available space to use on the east side and meant there'd be heaps of space down the west side for no reason. Our triple garage is to the East, it has created an L shaped back garden along the East and North of the block. Our minor bedrooms are to the front - South West. We to are aiming for our garden to the east and north of the house. Whereabouts have you got your alfresco? Our other option is not to have a third garage at all and just to keep the section to the right of the house fenced, but then we would need a shed somewhere anyway. The front bedrooms may get the sunset in high summer but the sun will set mostly on the study/our WIR or spare room that are in the west (with bathrooms). Our Alfresco is in the North East corner.
