We are on the verge of buying a block of land just back from the beach on a new estate in a coastal town in S.E Vic. The contract showed a fairly high amount of fill in the centre of the block (about 1m) so we had a soil test before signing. The Soil test showed up to 1.6 m of (only moderately compacted) fill and a watertable at 1.8m making it very difficult to build on. The developers dispute these results or at least maintain they used the amount of fill stated in the contract and had it compacted to correct standards. They also pointed out that the large project builder who they have house/land deals with will build a normal waffle slab on the site without additional costs. Our Geotechnical engineer meanwhile has classed it P and basically said not to touch it with a barge pole. Has anyone built on a site like this? It's a great location but I don't want to end up spending a fortune and I don't want to build with the project builder as we have our own ideas. thanks. If they do get them verified, if they refuse run away very fast.

We have decided to back out, disappointing as a great location but just too risky...Back to looking around.. smart move I think. Be ok I guess if the developed dropped price by say $100k, you could then spend it on footings. best of luck in your quest. My land is 260m2 (10m x 26m) located in claymore NSW.
