It's looking great - the rain (or rather amount of it) was a bit unexpected for this time of year. It's going to look awesome with the roof finished and windows in. Have they connected the shed's storm-water already? That dirt pile - is that from scrape/fill or has excavation for the pool started? The dirt pile is from the original scrape. It will get used in landscaping as its great quality, and the dirt from the shed scrape and the pool will be used as well where possible, and then builder will remove what's not needed. The pipes for the shed are all there - water provision, storm water and provision for electrical. We're getting a bore dug in the next week or so and then the scrape and slab will go down for the shed. Not much happened today - just a little bit of wrap, but it doesn't look like the Windows got started. I don't mind though - anything that happens on a Saturday is a bonus!! Re: GJ Gardner - Mandalay 298 - QLD 84Jun 30, 2016 5:53 pm It's been held up because our contract wasn't signed. We (us and the builder) assumed the valuation would be carried out unsigned, if all good, follow through with contract/finance. Anyhow, it will be signed tomorrow (had to update the specs a little bit) at our 2nd colours appointment, and forwarded on, and hopefully next week, we'll know. Looking forward to tomorrow and choosing all our inside colours/cabinets, etc. Just hope our kids behave - they'll be in tow this time around. Any update pics on your place - imagine the roof is complete and the windows are in? Re: GJ Gardner - Mandalay 298 - QLD 85Jun 30, 2016 6:07 pm What a pain for you guys! We have finance with cba and ordered an upfront val before signing contracts. They had no issues with that at all! We didn't even have the signed plans at that stage. Our floors were finished up today and Windows/doors will be finished tomorrow! Plaster arrives on Monday (but I don't think starts until later in the week) and brickie will start end of next week. Plumbers and electrician will do their rough in early next week. I'm so happy with how easy the whole process has been - apart from a few wet weather hold ups there's been something happening nearly every day! Floors look schmick as. Roof looks great - that extra height at the rear is amazing. Really wish we had thought of that - we went 2550mm all the way through and 3400mm in foyer area, but the raised ceiling in the back half looks unreal. Can't wait to see it completed. Our fingers are crossed for valuation - after tomorrow we're going to be fully immersed in our choices and looking forward to a straight forward build. It's great that everything is going to plan for your build (touchwood) - it's the way it should be, and that's a big reason why we chose GJ. GJ Gardner - Mandalay 298 - QLD 87Jun 30, 2016 6:21 pm That's going to look awesome with the split height ceilings

If so, same as ours - something we thought this design would really suit, especially with the courtyard area. Will catch the afternoon northerly breezes through the family area, and in our area the prominent south-easters will come through the courtyard stackers. Also, having all the non-living areas along the west wall - should minimise the cold south-westerly winds too. Here are our elevations showing the roof-line of the foyer area. Our facade and street presence is nothing special - we opted to spend big on all the inclusions and concrete! Plenty of concrete! Your facade looks lovely! Quite a mix between the classic and executive. That extra high foyer certainly adds a wow to the street presence Re: GJ Gardner - Mandalay 298 - QLD 91Jun 30, 2016 10:56 pm I love the floor, looks great. I can't believe how quickly your build is coming along, mine feels like snail pace. For me this is like seeing into the future. Love it! Re: GJ Gardner - Mandalay 298 - QLD 94Jul 01, 2016 5:52 pm Bit of progress today. Had out 2nd colours appointment which was awesome, and signed, sealed and delivered our contract/plans/specs to the bank. Started the day by asking the builder about the option of 3400mm ceiling to rear half, after seeing how awesome Fiat's build looks. Was told it will be expensive - which we knew, and whilst writing up a variation to find out how much, my wife wasn't keen on dropping ducted and the raised ceiling in the bedrooms to offset it, so that idea is now buried - but I still reckon it looks awesome and will add a really good feel. The drawings below are rough ideas as per the draftsman's design - reasonably close but there are some differences. Moving on, we chose out ensuite tiles quite quickly - we're going Belga Taupe on the floor and one shower wall (one with shower rail) - all 450x450; Blega Taupe in shower but 300x300 diagonally; long shower wall will have a wavy tile the full length (except in niche will be flat white gloss), other shower walls will be white gloss - these are all 200x600 and will run horizontally and to the ceiling, the white tiles will wrap around to the vanity to the top of the mirror and down to the floor (under vanity too), floor tile will wrap around the freestanding bath to the window height, feature tile will run horizontally between the basin taps and Raw Concrete stone bench tops. We also did make the change to SBC-17 sinks. Main bathroom - main floor tile as in previous posts to floor (Haven Bone 600x600), in shower 300x300, grey tile (can't remember name) for bath base 300x600 running vertically, then 300x600 white gloss tiles to all walls and above vanity, feature tile (as per ensuite) running vertically in shower in-line with niche (above and below) not in niche, offset from basin tap (right side) and offset above bath (right side). Again, Raw Concrete stone bench top. Kitchen - all benches in Ocean Foam stone, keeping waterfall to breakfast bar (decided to keep 20mm throughout rather than trade waterfall for 40mm edges), we're having gloss white cupboards above stove bench, white gloss 300x600 tiles vertically tiled as splashback, Oyster linea laminate to breakfast bar and low cupboards of stove bench, white gloss pantry doors in buttler's pantry, Oyster linea to cupboards below sink. Also, raising kitchen cupboards higher and reducing fill between ceiling(bulkhead) and cupboards throughout kitchen and laundry. Stainless steel look kickboard all around. Handles are squarish and of longer length and will run horizontally. Laundry - oyster linea cupboards below, grey (basalt I think) laminate bench top, 300x600 gloss white tiles (we clearly like these!)vertical between bench top and overhead cupboards, gloss white cupboards above, stainless steel look-a-like kickboard Alfresco - Ocean Foam stone benctop, Everdure Stainless 4 burner BBQ, rangehood, Mocha gloss 300x600 tile (didn't take a photo but it's going to be awesom) as splashback - not in plan but they're doing it at no cost Stylelite Mocha waterproof cupboards and stainless steel look-a-like kickboard Below is the French Oak laminate we've chosen for the lounge and all bedrooms/WIRs Walls and trims are Windy Beach Taubmans (trims are gloss). That's it for the day - we also asked for costs to gyprock 23l/m of the shed (quotes for 2400 & 3600mm high - shed walls are 3600mm), and for shelves in the wardrobes. Now the wait for valuation, and then to cross-check the costs of the variations to make sure we can achieve all these choices we've made. We're both pretty pleased with them. Re: GJ Gardner - Mandalay 298 - QLD 95Jul 01, 2016 6:05 pm Great selections! Those taupe tiles are really nice and I like the idea of the raw concrete look bench tops.
