Our windows have arrived, but not to site as yet. The flooring guy will take around a week to finish up, so I think the plan is to give him as much space as possible without the windows to get the best finish he can. So at the moment he's inside and the roofing guys are making progress above. When do you think you guys will be ready to start? I think you've persuaded me to take a similar approach. Can see it looking pretty schmick fully concreted and tiled with a variety of pots and furniture and a feature garden at the other end (following the guidelines from your pdf). Have asked if this variation can be placed on the contract. Makes the most sense from a maintenance point of view, and also from a resale point of view (not that we're intending to) I think it's the winner. Again, appreciate your advice. Exterior bricks - PGH Moonstone Roof/gutters - Windspray Fascia - Shale Grey Window frames - powdercoat silver gloss Linea cladding - Surfmist Garage panel door - Woodland Grey Crimsafe security door - Matt Black Front door - SX26 with translucent milky white glass Handles - Leonardo Satin Chrome Interior doors - can't recall name - has 4 vertical lines close together offset to handle side Diamond grills - Black Aggregate driveway/laundry path - likely Salt and Pepper Awaiting variation cost of filling in courtyard concrete voids and tiling over the top; also tiling cost of pool area Fans - Changing interior default stainless fans to white timber 4 blades as per photo Cornices - 3 step to all living areas; 90mm to other areas Architraves - slim rounded Corners - bullnose on all edges (reflex angles); still 90 deg joins in corners Clothesline - Sand Down lighting surrounds - white with translucent cover (LEDs) Shed Roof/gutters - Windspray Walls - Dune Roller doors - Windspray Floor tiles we came up with a porcelain (off white) rectified and a ceramic (concrete look) semi-rectified, both 600x600.... waiting to hear back the price variations and the extra for tile size laying/rectified extra charge. Photo of the ceramic conrete look (most likely choice) is terrible. It also comes in an exterior and we're thinking of choosing it in the courtyard, alfresco and pool areas - but not locked in at this stage (will decide for the next appointment on 1 July). Bathrooms - continuing floor tiles into bathrooms on floor and around the free standing bath area walls. In the shower areas, downsizing to 300x300 in same colour/style to allow for drainage. White gloss 600x300 wall tiles for bathrooms and where applicable in powder room. Feature tile in main bathroom and powder room above vanity; different feature tile in ensuite We upgraded to the smart drain - tile cutouts - in all drain grates. Bathroom sinks - Kyra - SBC-010 with the same square tap/mixer in photo Square set mixers throughout and shower heads and rail. Mirrors to vanity lengths Toilets confirmed Kitchen 20mm Ocean Foam stone tops - breakfast bar, oven bench, pantry and alfresco At this stage keeping waterfall edge; but if we need the credit from this, we'll need to swap the draws and dishwasher to allow a proper edge. Sinks - breakfast bar is 1 3/4 top mounted stainless with drainer; pantry is under-mount stainless sink and so is alfresco sink. Mixer - square set Laundry tub - stainless 45L with round tap mixer (due to mounting position in tub) - but it is a squarish looking round tap (square curve over tub) This was most of it. Looking forward to the next appointment, although we will have to take the kids with us next time. We should be able to nut out the electrical plan, cupboards, laundry top, etc next time. We're pretty pumped with how it's coming together - pitty about the main tile photo. Still waiting to hear the variations on the 600x600 - the extra laying cost didn't sound like that amount from her verbal indication... so hoping it's reasonable. Ours will have the standard double sliding doors and security screens from the hallway side (middle of house), sliding stackers and security screens from the family side (back half). We think we've decided on sticking with our main floor tile inside - Haven Bone 600x600 but changing to Belga Taupe 450x450 for ensuite floor and freestanding bath wall inset, and the textured version for the courtyard, alfresco and pool area. Top tile (standing) is the Haven Bone 600x600 and bottom left is the Belga Taupe 450x450. The smaller Haven Bone was there for comparison. The grey stone is not Urban Grey like I thought - so will need to clarify what its name is. Also, we've asked if we can update our bathroom sinks to SBC-017, as I found a photo of it with 20mm grey stone - and thought it was the go, except ours will have square mixers. Re: GJ Gardner - Mandalay 298 - QLD 79Jun 25, 2016 9:59 am We received our contract on Thursday afternoon (23/6) which was our first chance to look at our engineer's slab plan and also the engineer's plan for the septic system. Took my head a bit to get around their plan for the effluent disposal (treated water) area - which is to be smack bang in the middle of our backyard (17m x 9m including sandy loam surrounding). However, after talking to a few people regarding the actual system and how this could affect drainage to the property, we've come to the conclusion we can work around it. Now to look through all the finer details - or more like make sure everything discussed is actually included. Unsigned copies of the whole contract/plans/specifications etc have been sent to the bank, so hopefully a valuation will come back, positive, within the week. Our roof is nearly complete...a period of wet weather slowed things up, as does the early morning dew, but it hopefully will be finished Monday.
