Browse Forums Building A New House Re: First time build in Southern Highlands 21Jan 29, 2017 12:37 am Dad has purchased block of land in Throsby Views sub division and yes it will be great when development work is complete and land is registered then he can build home. Exasperating getting answers from Wingecarribee Council regarding some of the subdivision building specifications. The roof pitch being a minimum of 27.5 degrees, this adds a huge amount of money onto the cost of building a home, well with a project builder home. Council's answer to the why question on this was inadequate to say the least. Firstly we were told that no answer could really be given until the land is registered? Then we were told it was to keep roof pitches similar to that of "Throsby House" which is across the Illawarra Highway and can only be seen from a few blocks. Are we the only ones who thinks this is ridiculous? It also limits you with home design ideas. Anyone got any thoughts about this? I wonder what the Land and Environment Court would think of this building stipulation with such a flimsy reason on Councils part to have it? Re: First time build in Southern Highlands 22Jan 29, 2017 8:42 am The design guidelines will attempts to protect your investment so the suburb has a certain standard in quality. How much were you quoted for 27.5 deg pitch... it should only be a few thousand. Retford Park estate also has many many restrictions (pref 27.5 deg pitch, 2.7m ceilings to most rooms, material restrictions, roof line can only be hips and gables, tree to grow up to 8m in spam to be planted in front and rear garden... and the list goes on). It's going to cost more to build but the estate will come out lovely. Your legal team should have warned you in regards to the steep build costs involved. Hang in there and work with the guidlines.. see how far you can get. Re: First time build in Southern Highlands 26Aug 20, 2017 10:18 am Hi all, we are new to this forum and building in Throsby views aswell. Waiting for registration seems never ending. We bought in 2015 and anticipated it to be completed before now. Getting updates is impossible.for the last 9 month we just get keep getting told 4 more weeks. We don't know who we will be building with yet but also love top line construction homes on corner of church road. We tried to get in touch with the builder but he never replied to my emails so we gave up on them. Also due to the slope on most of the blocks the mainstream project home builders seem to not be so keen to build out there. Has anyone heard any updates on when registration might be ? In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
