Browse Forums Building A New House 1 Apr 19, 2016 6:53 pm Hello!
Im a bit slack been meaning to do a post of a while after just stalking for advice Back in Aug 15 I signed up to build the Cocoon with homestart - However due to some circustances I wasn't able to apply for finance until Feb 16 - Fastforward to feb 16 I was advised I couldn't have the house I wanted - and had to look at an alternative. I considered saying goodbye to homestart and looking elsewhere - but before I did I gave them a chance to show me my other options; Im glad I did that, honestly. I don't have the design handy - nor can i remember the name of the design but I will update this post with the design and further information when I get a moment. I look forward to asking you all questions along the way Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Timeline: Aug 2015 - First meeting/Signup so on. Re: First home in Byford - Homestart 3Apr 20, 2016 4:05 pm I still haven't gotten around to scanning plans or anything yet - but one part of my plans is bothering me - Id appreciate some input if possible. I Have extended my house to fit a 4th bedroom (originally a 3x2) and in the process I have added a store room to the rear. The storeroom is at -1c (even though originally I asked for it to be the same as the house, so it wouldn't get water in it if it rains a lot or floods) Is there any building/reg reason the storeroom is at -1c? I guess I can brick the outdoor area another course down but having a big step up to the rear door will be a pain i think. Unfortunately Ive signed my final plans and not questioned this cos im an idiot (just assumed it was like this for a reason) so I am unable to change it, unless i go to the site @ pour time and ask nicely.. haha. Re: First home in Byford - Homestart 4Apr 20, 2016 4:19 pm I just checked out store room which is between our main bedroom and the alfresco and it says 28c same as our bedroom but our alfresco is 31c. You should be able to make it at least 28c. They've done it the same as a lot of alfrescos porches and garages. It's just to save money. Re: First home in Byford - Homestart 7Apr 21, 2016 11:37 am charlibear Commenting to follow along, love your design! Thanks Unfortunately not my ideal house design but I worked with what I had and made it a bit better - will definately do for a first house and suffice until I can build my dream home haha Re: First home in Byford - Homestart 8Apr 21, 2016 11:41 am I love how you have added in the roller door at the back of the garage, very nice! Also loving the WIR on either side of the entrance into the ensuite! Re: First home in Byford - Homestart 9Apr 21, 2016 11:46 am charlibear I love how you have added in the roller door at the back of the garage, very nice! Also loving the WIR on either side of the entrance into the ensuite! The drive through was a must for me, I'm hoping to be able to build a reasonably sized shed out the back for my toys, worst case if the council denies my request (here's hoping they don't) at least I'll have plenty of parking space.. Haha The wir setup was stolen from my first home design I really fell in love with it and couldn't bring myself to go from 2 back to just the one Re: First home in Byford - Homestart 10Apr 21, 2016 11:52 am I'm jealous of the toys hehe! I have acreage, so will will have the big shed too, for the tractor to slash our property and to turn into a gym as well. I have a false wall behind the bed in our master bed for our WIR so looking forward to it! Re: First home in Byford - Homestart 11Apr 21, 2016 11:56 am charlibear I'm jealous of the toys hehe! Maybe next time I love the false wall behind bed idea and I wanted it myself but unfortunately just no space for it, again. Maybe next time Do you have a post about your build? I'd be keen to check it out Re: First home in Byford - Homestart 12Apr 21, 2016 12:28 pm Not yet, I was going to make one closer to my build in October, but thinking I should make one to stop hijacking everyone else's thread lol. We are building with GJ Gardner - Grafton Office. We have bought land at Naughtons Gap Northern NSW. We are building a modified Coolum 277 design, 277sqm Re: First home in Byford - Homestart 13Apr 21, 2016 12:32 pm looks like a nice design off the plan, Keen to see what you've done to it! Re: First home in Byford - Homestart 14Apr 21, 2016 12:52 pm I sent you a PM so I don't hijack your thread with my plans lol Re: First home in Byford - Homestart 15Apr 21, 2016 3:07 pm Well today was unexpected - I called up yesterday inquiring about the title (which was meant to be done quite some time ago now) - Anyway they advised 2-3 more weeks Today the phone rings and ive been told land has finally been titled, settlement soon and then hopefully everything will just start happening! Re: First home in Byford - Homestart 16Apr 21, 2016 3:14 pm Woohoo!!! Isn't that just the best news!!! Hooray!!! Re: First home in Byford - Homestart 17Apr 23, 2016 9:33 am Brendantay, have you received a settlement date yet? Re: First home in Byford - Homestart 18Apr 23, 2016 9:38 am Settlement paperwork all signed and paid, the estimate on paper was mid next month, but they are going to try push for end of next week However, Based on previous experience I estimate settlement to be completed by Christmas.. Re: First home in Byford - Homestart 19Apr 23, 2016 9:44 am I had a 6 week settlement - it killed me, even though we aren't building for quite some time yet, I just wanted the land to be in our name. Fingers crossed you get settlement next week!! Re: First home in Byford - Homestart 20Apr 28, 2016 11:03 am jeez, hope im not faced with such a long settlement - but probably will be haha. So it looks like we finally have some movement on site! Definitely later than expected, but I'll take any progress at this point.
