Browse Forums Building A New House Re: First time builder HGWA - yanchep 41May 19, 2016 2:52 pm Im fainting at some of these prices, shower grate drain is about $500, which includes extra labour cost. Tiling was $70 Metre including porcelain tile cost and laying, Paid nothing extra accept buying my own mortar for choice of mortar colour. But I had a project manager builder who ran the job and i was officially the builder. The reason up grades are so high is that big buikders buy limited ranges really cheap, , for example bricks might be purchased by them at $350 per thousand, most bricks retail at $650-1150 depending on brick, when u upgrade it goes new brick 850 minus your brick 350, so thats $500 x say 25000 bricks is $12500 plus builders margin 20 percent is another $2500, you get $15,000 extra charge , , thats without mortar colour choice. For extras you get charged full retail plus builders margin, but credits are the rock bottom basic range at near wholesale levels, as a rule with lots and lots of upgrades , they become more uncompetitive. Re: First time builder HGWA - yanchep 46Jul 02, 2016 11:15 am Have just joined this forum but wow really amazed at the range of prices that HGWA charges and they differ from client to client - there's no uniformity and it seems to be just at random. On the other hand congrats on your new build and what do people do here to ensure that others are not using your tap water for their own build? The pricing through builders is crazy, we are with Dale Alcock and the price variations were insane. I love that you get an email telling you what is happening, I feel like we are in the dark all the time with our build.
