Browse Forums Building A New House 1 Jul 17, 2008 12:52 pm Hi,
My DA came back today with some conditions attached to it. I am building in the Fairfield Council, NSW with a project home builder. They are asking for a Stormwater Drainage Certificate. My builder has told me to contact an engineer to get this done. Should this be included in the price of my house or should i have to pay for it myself? As i think the builder should handle this and pay for it as it is part of the building/site/engineering process. My builder told me that they are only responsible for the stormwater on the roof and not the stormwater on ground level! Has anyone been asked by their council to provide this certificate before? It would be great if i could get some feedback on how you went with it/ prices and how long it would take. Just another hurdle before the building gets started! Re: Stormwater Drainage Certificate 2Jul 17, 2008 1:06 pm Fair enough, your problem to get rid of ground/stormwater drainage. If you have a plumber install the drainage system, they will provide the certificate for it. Ask the site plumber if they are willing to do the job for you. They will at least need to leave a connection point to hook into...or it will have to be dug up, cut in etc.... Re: Stormwater Drainage Certificate 3Jul 17, 2008 1:36 pm Hmmm... I can't remember the council asking that but every council has diff. requirements based on their area. I would check your tender to see if it is included. I guess you can ask the builder to do this for you but you would have to pay for their margin as well. Re: Stormwater Drainage Certificate 6Jul 17, 2008 11:05 pm We're going through a similar thing, in Ku-ring-gai Council. Warning - don't think it's an easy thing! We had to get a stormwater/hydraulics engineer who did the stormwater plan. To implement it (2 x 10,000 litre underground tanks) is going to cost $19,000 on top of the building price. Oh, and there's extra $$ if they hit rock too. I have spent the day on the phone trying to get this done at a more reasonable cost rather than at the builder's inflated price.
Have you done a landscape plan yet? Often they can do the stormwater plan for you as well. Then all you have to do is find someone to install it for you, unless you want to take the builder's quote. Good luck. Judie Re: Stormwater Drainage Certificate 7Jul 17, 2008 11:11 pm davino Should this be included in the price of my house or should i have to pay for it myself? Our experience has been that when council ask for reports as a condition of approval...we have to pay, and pay and pay 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: Stormwater Drainage Certificate 8Jul 29, 2008 1:21 pm Hi,
Thanks for all your replies, our builder got a quote and it was fairly reasonable, so we went ahead -no markup either ! The engineers in their tender letter stated after looking at the plans/documents etc, stormwater will not impact our neigbours. We will have to wait for the final drawings before this is confirmed however. Hopefully everything goes well and i get the CC.... Not unless you have managed to put it as a special condition into the contract somehow. 1 6157 We are in NSW and require 2 positive covenants to be placed on the property didnt really underdtand this but apparently it will take a few months, and have just been… 2 7484 For anyone that comes across this issue in the future - Just did what aussieta said and found a plumber to inspect it and sign off on it.
