We just signed contract for a new developed land in Drewvale QLD, the size is 400m2 (16m width) and has 54cm fall (left is higher than right side). We searched online and found GJ Gardner has very good reputation on ProductReview so we went to the Logan office and choosed iluka 230 design http://www.gjgardner.com.au/offices/log ... 13218.aspx When we got the quote we were bit surprised - $275K for this design with classic facade and signature series inclusions. Then we went to Rochedale on the weekend to see a similar display house iluka 258, had a chat with the GJ North and been told their iluka 230 is start from 230K. That was a huge 45K different! We went to the Toowoomba display house today and got another brochure, the iluka 230 here is start from 234K which is similar to the North Office. I was so confused so I read the quote from Logan and compared with the brochures from the North and Toowoomba Office. The major different I found is the site cost: Quote from Logan: no provisional allowance required for soil classification, piering to suit slab design requirements and concrete pump for slab and footings North: S Class slab Toowoomba: M Class slab The sales from Logan office did explain to me that my site cost is fixed and no matter what kind of soil I got, there is no extra cost. So if my land has a P classification, would it costs me extra 45K for site cost? any advice or any building experience with GJ would be appreciated! May I ask why you chose not to use GJ Gardiner? I'm actually meeting with one of the sales guys tomorrow for an appointment.
