Worth it if you ask me. M now have a hebal floor option for first floor. It's meant to really reduce that celling walking notice you get on ground floor but at $17k was a bit too far for us. We've stuck with soundproofing between rooms and floor. From doing some research, flush requires relatively smooth bricks and well laid bricks. If the flush mortar sticks out even a bit then it won't look as nice and we have no idea whether our brickies will be really good or not I also read somewhere that ironed mortar is compressed a bit more so has better water resistance - not sure if that is true though.. We went with the view of trying to get as much done by M so there's less hassle (warranty issues - "sorry you've changed that do not our fault" cracks, damage) and stuff to do post handover. We found out that M can source almost any Smeg appliance you want. We went to Winnings in north Sydney, picked their very informed brains and then told M which specific SMeg make and model we wanted. There is a good selection of appliances there. We quite like the Smeg rangehoods as they are more powerful than the other brands, eg Miele. Given the hassle of ducting and has connections, we are thinking it's probably best to get at least the rangehood, and maybe also the gas cooktop, through M. Although that means we're pretty much limited to Smeg, F&P and Bertozzoni Does anyone know how M does handover if you want to do your own rangehood after handover, particularly around ducting? There is so much to think about and to have to sign off on tiling and electrical on the day was really hard. Hopefully, M will be reasonable about subsequent changes. We went into the internals thinking around $50k would do it. Here's how we went after Day 1: (Tiling) We chose the Majestic Ivory Polished tiles for the main flooring areas, including the wet areas. It was so hard to weigh up spending the money now to future-proof the house vs paying later and retrofit. In summary, we had: - 4 aircon zones but can only operate 2 at a time as we only have a single phase - 4 external decorative lights - 3 tv points - 60 power points - 5 data points - 75 led down lights - 9 mini led down lights (eg under niches and kitchen cabinetry) The damage was $16k (this was after deducting around $6k in provisional sums we had put into the contract). One thing which was quite useful to know is that if you have a Daikin, you can install a Sky-fi module which allows you to control your aircon using your internet so you don't have to install multiple control panels around the house.
