These are such huge tanks, some of our friends got their tanks buried. The once that go underground only costs slightly more. Worth asking. Hi Alaister, we like the plans and visited some display homes and felt that their styling and arrangements appealed to us. We have submitted DA to council and finalising our internals. Construction is expected to start in October. In the meantime we are getting the demolition approval and finalising our internal selections. Some things we've learnt so far: - leave the electrical appointment last. We did the electrical appointment on the first day of appointments and now have to go back again to have some changes made cause our kitchen and internals decisions have affected some of our lighting and power point choices. Also highly recommended is to visit your nearest Clipsal display centre before your electricals appointment. It's well worth it to see a wider range of Clipsal offerings so you can make an informed decision at the appointment. The staff at Clipsal are also friendly and helpful - try not to sign off anything at the appointments if you don't have to. It's so difficult to keep to a budget or to know what you want until you do all your appointments. Unfortunately M keeps on reminding people about their $1,500 admin fee for changes which sucks - they should allow for one set of changes after you've done all your appointments. To be fair to M, they have been accommodating so far (probably because all our changes have increased the total cost) - if you are installing your own appliances separately, M needs to know your exact appliances measurements so they can do the kitchen cabinetry correctly. We found it difficult because we need to lock down our appliances now and who knows whether our appliance models will still be available when we complete the build in 10 months' time.. - another tricky item to lock in now are noggins for wall hung tvs. M needs the size of your tv and wall mount dimensions now to add noggins even though we have no idea what tv model or wall mount we will get in 10 months' time. As Vista pointed out, it might be best to run the risk and leave it for now and during construction get them to sneak a few in whilst onsite Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: Metricon Liberty 45 in Ryde NSW 110Aug 06, 2016 4:40 pm Quirmeball1280 Hi all, another quick update cause not much exciting has happened Our DA application has been submitted to Council. Don't stress too much about this, I don't think anyone has had an issue with their site supervisor about adding these on that I have read about. Demo approval should be received by the end of the month with the demo scheduled for mid-Sep. Hopefully DA approval will come soon I also wanted to share some thoughts about the complications we are having with our rangehood height so others don't make the same mistake. Many of M's plans have a window splashback in the kitchen which look really nice - the standard height of these splashback are 686mm above the benchtop. It's really important to decide what type of rangehood and cooktop you will have early (especially if you are not going with the M-provided models). The reason is that by default your rangehood will sit flush with the window frame at around 643mm above the benchtop. The minimum cooktop to rangehood clearance is 600mm for electric (induction) cooktops and 650mm for gas cooktops (from the trivets). This means that if you want to have a gas cooktop: - trivets will need to sit flush or below the height of the benchtop; or - your rangehood will need to be higher, which means it won't be in line with your overhead cupboards. Many people have rangehoods that sit higher than their overhead cupboards (and we will have the same). But if you want all your overhead cupboards to line up with your rangehood and don't want a wall gap above your window splashback and below your rangehood, you will need to plan ahead and get a higher window splashback or just have a tiled splashback. (It is really difficult to change the size of windows, including a window splashback, one your plans have been submitted to Council.) Our rangehood will end up significantly higher than our overhead cupboards because we are getting a ceramic gas cooktop where the trivets sit high above the ceramic glass surface. Further, the manufacturer's requirements are that the rangehood must sit at least 760mm above the burner cap of the cooktops, so we pretty much have to allow close to 800mm. Since our overhead cabinets are 643mm above the benchtop, our rangehood will be at least 160mm higher Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Re: Metricon Liberty 45 in Ryde NSW 113Aug 23, 2016 2:58 pm That's great advice Q. The only issue I would see with getting a higher window is that you'd have to be quite tall to access the overhead cupboards. I think how you've done yours will look great. What appliances did you go for in the end? What are you doing behind the rangehood? Metricon Liberty 45 in Ryde NSW 114Aug 23, 2016 4:20 pm Yeah we didn't raise the height of the overhead cabinets in line with the rangehood cause we thought it might be harder to reach. We are thinking of going for a Qasair rangehood. I saw them at Winning Appliances and they are super quiet and super powerful. This will be paired with a Miele ceramic glass gas cooktop. Both manufacturers recommend a minimum height of 760mm between cooktop and rangehood. Initially we wanted a glass splashback behind the rangehood but it was too difficult to have the right cutouts for the rangehood. (M wouldn't allow any installers of your own appliances onsite until after handover.) Instead we now have a polyurethane panel (same material and colour as our overhead cabinets) so it has the same look and feel across the overhead cabinets and rangehood. (The rangehood installer said they can do their own ducting and power cutouts on polyurethane but not glass.) M have been reasonable and fair throughout the process so far which has been good. There's always stuff you want to add or change in hindsight but with a limited budget and time you gotta draw the line somewhere Once we finalise everything, which should be in the next couple of days, we'll post an update and total $ damage Metricon Liberty 45 in Ryde NSW viewtopic.php?t=82846 Build thread: Metricon Liberty 45 in Ryde, NSW Metricon Liberty 45 in Ryde NSW 120Sep 10, 2016 10:01 pm So reading some of the other threads about costs of upgrades, I thought I would give an update on our upgrades costs now we have pretty much signed off on them Our total cost of upgrades for electrical, internals, kitchen, flooring, and externals came out to be close to $100k.
