We went a bit overboard with the LED lights and could have done with less, especially in the bedrooms. But we figured that it would be hard to reposition them if we had to add more later, and we could always add a dimmer if it turned out too bright. I guess we were lucky given that our air con, alarm system, and some Saturn lights were already included in our promotional packages.. Generally, we found electrical the hardest to get right as there are so many variables down to the the placement of light switches and how many lights are controlled at that location. Some things to note are: - height of power points in bathroom vanities (taking into account safety considerations) - exhaust fan in laundry? We accidentally forgot to include one and wasn't going to pay the admin fee to put one in - zones for air con: make sure you check the location of the thermostat/controller corresponds with your zones. Eg if you have a separate zone for the first floor and for the ground floor but one thermostat/controller, the aircon will only read the temp from where the thermostat/controller is located so most people will need one for upstairs and one for downstairs - if you have stairs, consider how you would place lighting for it as the ceiling above the stairs will be high. We just used step lights - if you are near a Clipsal display centre, visit one first before your electricals appointment. We found it very useful. As we wait here twiddling our thumbs having signed off on everything, we are hoping that Council won't require any further changes to our plans. Our land slopes from left to right. So we decided to go a bit out there and flip the back part of the house so that the family and sitting room windows face the higher side of the land - that way the fences will sit higher and should overcome any visual privacy issues We will need to put glazing on the stairwell window but that's ok, as Sophie said, we save on blinds We've run the idea past M and they are understandably reluctant to redraw the plans at this stage but think it may work. M will run it past Council to see what they say and then there will be 4-6 weeks delay to basically resubmit the application with updates BASIX and stormwater plans. We will also need to get the landscape plan updated. The pain point for us is why M didn't pick up these privacy issues before we submitted to Council as it is crystal clear in the Council's publicly available DCP what the requirements are for visual privacy.
