Hi Renman, I think we had mixed emotions - excited cause it’s progressed so far from initial slab, but also a little underwhelmed because you see all the insides which consist of uncleaned brick, cables, puffy insulation, and broken windows. Main thing to look out for is that they have provision all the correct number of cabling, door sizes/heights are correct, gaps between the windows and frames are not too wide apart, you should have any broken windows if they are missing some glass is because they installed them at a later date. I’ve been told that they won’t do brick infills unless they can lay at least three rows of bricks between the ceiling and the window/stacker door. The other thing we could have done (but now it’s too late for us) is to have taller stacker doors. Brick infill is some thing for the look, or its for any other important reason? We mentioned to the consultant that we wanted all brick infills but our contract item only made mention of the bits above the family room windows and ground floor stacker doors. Having said that, you should double check with M any ground floor windows, garage door and any other doors to the outside (eg stacker doors) that are just below roofing, as well as any windows or stacker doors on the first floor that do not meet the eaves. If the window/door is too close to the eaves to put 2-3 rows of bricks infills then M can still use it’s normal (non brick) infills. If it doesn't come with the facade design, M will charge extra. We opt for brick infill for all the windows/door where applicable, had the wording on contract, signed the contract, M came back said estimator missed to cost one beam, they need to back charge us..... There were a few key issues we had to resolve with M, it maybe something that you might come across too: (Windows facing the back of the house) We wanted the bedroom windows on the first floor facing the back of the house so they would have a nice view of the garden rather than the neighbours' houses on each side of the house. In the end, there was a lot more work than expected to make this happen - decreasing the angle of the roofline, reducing the size of the eaves, increasing the height of the first floor. So its good to ask specifically whether your plan can accommodate this, even if your sales consultant draws it into your plans. (Garage setback) Our council required the garage to be setback 1m behind the main house setback. We only found out when the plans were drawn up for the contract so we had to make a decision whether (a) incur additional cost to extend the front of the main house, or (b) reduce the length of the garage. If you are going through council, be prepared for these council requirement quirks. We'll keep you all posted once we have final drawings. But now it's onto the Studio M appointment to finalise externals.. and undoubtedly there will be eye-watering decorations with an "upgrade" price tag attached to all of it Hi do you mind sharing your experience with the 1m garage set back? However I am pretty sure we would have exceeded the floor space ratio. If you go through Council for the DA what's there chances in allowing you to exceed the floor space ratio? However, you may wish to extend your inside space so that it pushes the portico out creating the 1m setback for the garage. It really depends on how your facade works with your portico and garage. If you look at our plans, you’ll see that the front door and guest room side (and upstairs) has been extended out a bit more than the garage side so that the portico ends up being further out relative to the garage. Your M consultant should be able to help with this. How did you overcome this? Hi Vet, actually I just checked our contract, we ended up extending the non garage side a bit and reducing the garage a bit to make up the 1m setback. In Kitchen culture drawing they have change it to 805mm. I have ask the kitchen consultant she is saying since we having above counter basin AXA 600, they have reduced the height. If you have above counter basin can you please check or post your vanity pictures. I want to make sure, and get the right height. All of your inputs and thoughts will help me to make the decision. Thanks, My above counter has meant my drawings were reduced to 770. I measured it with my husband and we are happy with it because it would be ridiculously high with our above counter basin.
