The frontage is only about 15ish metres at the boundary, but it widens out to about 28 at the back. The house itself is a bit shy of 16m wide at the front, not counting the garage extension which isn't that noticeable from the street and adds just under 1m to the total width. The shape of the block meant that the required width for this house was right around where the setback regs required it to be, give or take. A little bit of thought was put into how the house sat on the block. Primarily, we wanted to make sure the alfresco didn't get western sun. Our last place had a great entertaining area that was unusable on summer afternoons (right when you want to use it!) due to the sun. We will attach an uncovered entertaining area to the back of the alfresco to provide a space to soak up the afternoon sun in winter, which streams across the back of the house this time of year. The house faces roughly SW I think. The other reason for the way it sits on the block is that we lined the western wall up to be parallel and close to the boundary on that side to maximise yard space on the "living" side. The house sits a bit skewed from the street, but not drastically so. Still need paint, tiles and electrical plus whatever else I dont know about. They also put the wrong floor wastes in the bathrooms, so that has to be fixed as well. Our friends live 2 doors down and said there are tradies there todat, so that's good. No preliminary date yet, but I'm chasing that up at the moment. It's been a fairly frustrating process for a large portion of the time, but particularly so at the moment given we are so close. The roof and gutters are Basalt. Pretty sure the render is surfmist as is the garage door. Only the entryway is painted at the moment, but it's not that different to the colour of the render. Not the other Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
