Our planned house will be cut into a cliff . It is plalnned to be a concrete slab full brick 1st floor and concrete slab b/veneer 2nd floor sitting above the retaining wall. There is a proposed large ventilation space 1-2m wide between cliff retaining wall and the garage and the 1 bedroom ground floor which is adjacent to the cliff There will be a solar ventilating fan and drainage in the ventilation space . The builder says this is plenty of provision to keep dry We live in a hundred year old damp mouldy house now and my wife hates it and is paranoid about damp and mould A friend recommended we should ask the builder to suspend the ground floor slab ( sounds expensive though). Is this needed??? I can't really help, but I am also interested in this as we are building into the side of a hill, using an existing 'quarry'. There will be some further excavation, but not much. Looking at our plans I don't think we have anywhere near that sort of space at the back, and the designer hasn't mentioned anything about suspending the slab. This is one of those areas that I've just thought 'He'll know what he is doing'...most probably not a good attitude to have. I'll have to follow this up. May be one of our engineering type members might have more of an idea of what is required. You do need a ventilation gap with fan (solar is popular) everyone tells me that It does look like he has made reasonable provision with a lot of drainage into stormwater before it reaches the true wall of the house and he saws this is probably more than we would ever need. The worry is what if he is not correct. You can suspend the slab but this is significantly expensive and possibly not needed. concrete is porous and does soak moisture, there are some additives which reduce concretes porosity and thats what were wondering about.
