We're building a Rawson Benham at North Rocks in Sydney. Here's a rough timeline so far. It's mostly guesses because I've lost track. 2011-2014 - look at every property on the market in the North Rocks area, every weekend, going back and forth on whether to buy a nice place to renovate or an old place to bulldoze. At the sane time, make a million trips to Home World. November 2014: Bought at auction - tiny old house in a fantastic spot close to shops and schools and with a reserve right outside the back gates. January 2015: Purchase settlement, mad week of scrubbing and painting to get the place tenant-ready before end of our holidays. Mid-January 2015: Decide on Rawson Benham and arrange soil tests before seeking tenant. Pay $1200. March 2015: TENDER PRESENTATION. Added $50k in upgrades. March 2015: Tenant moves in. April 2015: Start looking at exterior options including lots of trips to brick display centres April 2015: Plan presentation and exterior colour selections. Upgraded bricks, front door and a few other things. At this point things went into hibernation for a bit because we knew we weren't building until after our tenants moved out and we didn't want to do colours appt too soon and risk choosing things that would be discontinued. April-November 2015: visited every lighting, furniture, kitchen store in Sydney. Visited tile direct a billion times. Lots of paperwork. December 2015: Tile pre-selection appointment. January 8 2016: COLOURS AND ELECTRICAL APPOINTMENTS (yay, finally!) Early February 2016: Tenants out, all variations signed off, full finance approval. March 2 2016: Site manager appointed. March 12 2016: Site fence erected and portaloo delivered! March 17 2016: DEMOLITION STARTED. March 22 2016: Demolition completed. March 31 2016: Sediment control erected. April 8 2016: Excavation completed, slab pour booked, frames and windows ordered. April 18 2016: Site levelling completed after we struck rock. Slab pour rescheduled. April 24: Problem with kitchen plans identified. April 30 2016: Piering completed. Form work started.Slab pour rescheduled... May 7 2016: Waffle pod down. May 10 2016: Updated kitchen plans signed off. May 11 2016: SLAB POURED. YAY! May 16 2016: External plumbing done, materials delivered to site. May 17 2016: Power pole erected. May 20 2016: FRAMING STARTED. Bad news is that the action is rock breaking because there's rock absolute everywhere. We're in north Rocks so this is no huge surprise but now I'm worried about whether our provisional allowance is going to cover it. There's $5k in the contract. Not really. Poor site supervisor still playing catch up. He came into the picture halfway through the build. He says that the tradesmen before were crap and had to sack them and re hire other tradies. Still finding mistakes on the plan even after linings have been installed. Various things that we had asked for and approved during selection stages, we are now finding that they can't be done. If you're happy to settle for average, then you'll be right. If you're fussy like me, the process will do your head in. Not negative, just realistic. For me, never again. Good luck!
