If I look at my Floor Plan and it provides a specific measure - does this represent a finished fix or just the Stud work? Attached are a couple of pictures which highlight my query: http://i282.photobucket.com/albums/kk243/scardee66/spacebetweenpillars.jpg See the area highlighted in 'Red", this is the are I am concerned about. We wanted a space between the 2 pillars that would allow us to place a specific piece of furniture. We considered the Skirts etc. The builder is now telling us that the plaster work is not included in these measurements. We have lost approx. 25mm because of plaster. I am surprised that this is the case however they are adamant that the is standard. To me it would make sense that plans would be to stud work/frames...afterall, the plans are made to give to someone to build from, not to decorate from. Imagine building a house based on plans that take into account architraving/skirting boards or plaster width. It'd be a nightmare deducting 25mm from every measurement Having said that, I would expect "features" like cut outs/columns etc would be the finished measurement. i.e. if you had 385mm marble pillars there, you'd expect them to be 385mm.... Really there should be a note on the dimensions you highlighted saying 'dimensions indicate finished face of column' One thing I have learned (the hard way) is to allow for building tolerances, and allow a lot. Wobbly built walls need packing adjustments to get a final plumb finish on the plasterboard, skirtings get forgotten about in the dimensional requirements. So, this piece of furniture you have, I would allow at least 50mm either side of it for tolerance to these columns. Pat. If that wasn't on there, I would have thought it was to finished dimensions too. If there have been changes, variations, during construction then the drawings should be revised, the building permit amended and the current, as built drawings given to… 2 4489 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6890 Ask the council if there is a chance of getting build over easement exemption.
