Browse Forums Building A New House 1 Apr 07, 2016 2:45 pm Hi guys, just going into tender/contract phase of my build. Today I received the first drawings, and got very worried about a statement there. The statement says * FOUNDATION SUPPORT MAY REQUIRE INCREASING TO OVER COME ANGLE OF REPOSE DUE TO EXISTING POOL (BY OWNER) So it looks like I might have to do something, out of my pocket, to rectify an issue caused by the neighbours's pool. Has anybody ever seen this situation before? I did have fixed site costs added to my quote. obs: My neighbour has built a relatively large pool, very close to the boundary. I highly suspect his builder put the pool closer to the boundary than allowed. Re: Building a new house, neighbour has a pool 2Apr 07, 2016 4:32 pm council have to approve the pool. Talk to your builder about the issue Re: Building a new house, neighbour has a pool 3Apr 07, 2016 6:03 pm Seconded, you need answers from your builder before looking for opinions from here. Pool would have had to be approved by council so very unlikley to be any closer to the boundary than allowed. Re: Building a new house, neighbour has a pool 4Apr 07, 2016 9:38 pm They might of had approval but going on other threads did they build it as the plans were drawn and aprroved. How close will the building be to the pool? Ask your building for the report and take it to an engineer. As they will be a 3rd party and can give you a straight answer Re: Building a new house, neighbour has a pool 5Apr 08, 2016 1:00 pm We built our pool close to (within 1m) of our new house. Because of this we had to have additional piering on that side of the house (down to below the zone of influence of the pool). As long as the neighbour has built within their approved plans they haven't done anything wrong. The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place. The agents weren't happy… 2 4222 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15244 4 14258 |
