We have been asked to pay $2000 this weekend to Clarendon, which they say is for soil testing, building agreement, drawings and certifiers checks. We don't own the land yet, as its still being "developed" and is just a mud pit at the moment, and not due to be registered until July. I'm very happy to pay the deposit, that's absolutely not an issue, what my issue is, is that we cant do any of the stuff they want to keep our money for until we have the finance and the land has registered. Has anyone else had the same concerns? Has anyone been able to get the deposit back if finance wasn't approved? I'm very new to this being a first home buyer/builder and just cant afford to lose $2000 if something happens outside of my control. Thank you for your help The terms and conditions will be on the form you sign. Normally with those types of deposits you don't get your money back. Thank you for your help Not building with Clarendon but it was non-refundable with Wisdom and $5000. What do you mean they can't do anything? They will get your plans etc ready now so that you can get your plans to council ASAP after the land has registered. Also you may need to commit more than $2000 before finance is approved, we paid 5% of the tender total on contract signing. We have finance preapproval but the loan won't be formally approved until we know the final build figure. If so, they'll need to arrange estate building works (building roads, installing street lights, etc) and generally no one is allowed in the area during this time so they do their work after the estate is ready.
