Browse Forums Building A New House 1 Mar 29, 2016 8:37 pm We are building a new house and the plans show the kitchen and laundry benchtops as 900mm. Now that the benchtops and floors have been installed the laundry benchtops are 900mm but the kitchen benchtops are actually only 884mm from the finished floor. The builder's display homes have 900mm benchtops which is consistent with the plans for those houses. We were led to believe that the finished benchtops would be 900mm not 884mm. Otherwise we would've gone with 920+mm. It might not seem like much but that 16mm is noticeable – it doesn't look like our dishwasher will fit and it'll be a tight squeeze to sit on stools at the island bench. Our builder is trying to say that the measurements are always taken from the slab. We've spoken to our building inspector but they're no help. Can anyone share their thoughts and experience? Re: Benchtop height - from slab or finished floor 2Mar 29, 2016 8:48 pm If the plan says 900mm then that should be the height of the benchtop measured from the finished floor level, not the slab. I would say the builder is in the right. It's not reasonable to expect him to know how high your future flooring will be - e.g. if you're using tiles it'll be thinner than if you were using floating floorboards. So it's reasonable to expect it's 900mm from the slab. However it's pretty poor form from his part to not let you know it's 900mm from the slab - would have taken him literally 3 seconds. A miscommunication from both parties in my opinion - him for not telling and you for not asking. Re: Benchtop height - from slab or finished floor 4Mar 29, 2016 9:16 pm jas0nt The FFL is the slab. Our benches are 900mm high however they sit on top of our flooring (solid timber) so for us the height/thickness of the floor finish didn't come into it. Re: Benchtop height - from slab or finished floor 7Mar 30, 2016 11:00 am Any decent builder would install the flooring first, do a rough sand then install the kitchen. It is more expensive though as you then have to lay tarps etc down to protect the floor. The project homes guys go the cheaper route. Did your builder know you were having timber flooring in the kitchen?
