Browse Forums Building A New House Re: Oldies Coral Homes Manhattan design in Camira Qld 3Mar 29, 2016 9:36 am Thanks mj-mac4! we are building a manhattan 25 mk 2 design, but as we've added a 6 square pool room to the side, it's now a manhattan 31 or so. And then for Council Energy Efficiency rules to pass it we added to the outdoor Area, so we are no longer downsizing! We were looking at a Noosa 25 (plus the pool room) but then fell for the manhattan display home. Noosa is a wonderful design and I hope we won't regret changing. Where are you building? We went in to certifier on 22nd Jan and had a problem and aren't out of Council yet. Hopefully only a few more days though. Can't wail for a start date! Have fun with your colours. Subdivided our existing house block in two and sold our home of the last 28 years. 13/9/15...Paid initial deposit 22/9/15...Contour Survey back 24/9/15...Soil Test 26/9/15...signed New Home Estimate 3/10/15...Soil Test back H1 20/11/15...Tender back 21/11/15...Signed tender and ordered Contract 15/1/16...Second Tender, Contract,Plans back. Signed Contract, Paid 5% Deposit 20/1/16...Beaumont Tile Appointment 22/1/16...Plans submitted to Certifier 1/2/16...Electrical appointment 9/2/16...Colour Appointment 26/2/16 Council approved Drainage/Plumbing plans 4/3/16...Told Council didn't find house compliant with Energy Efficiency rules Solutions suggested by Coral, Discussion re enlarging Outdoor Area 31/3/16...Variation and altered plan sent to us. Council approved altered plan Plan sent to Certifier to check 1/4/16...Plans passed and back from Certifier 1/4/16...Start date issued, the 20th. April. 148 day contract so completion date on or before 15th. September 2016 9/4/16... Coral sign on block 19/4/16...Site scrape, meeting on block with S.S. 23 & 24/4/16...We built our retaining wall 29/4/16...Piering and deep footing Outdoor Area done 9/5/16...Slab 1st. payment 11/5/16-17/5/16...Frames, wall and roof. Fence erected across frontage 18/5/16...Facia and guttering 2nd. Payment 24/5/16... Roof finished and insulation wrap done 26/5/16... Windows and Sliding doors put in. 27/5/16...Electrical rough in 31/5/16 to 3/6/16 ...Bricking done 3/6/16...Gyprock started ceiling done 3rd. payment 6/6/16...Walls gyprocked 7/6/16...Seven weeks since start date and Site scrape. 10th and 11/6/16...Cornices, skirting boards, doors on, waterproofing done in wet areas 13/6/16...Rubbish removed, Soil spread around slab and built up for slab protection 16/6/16...plaster joints sanded 17/6/16...Downpipes on, electrical cutouts, Cabinets delivered 20/6/16...Cabinets assembled 22/6/16-24/6/16...Wet Area Tiling and Painting wall preparation 27/6/16...actual painting begun, wet area wall tiling suspended not yet finished 28/6/16...Ten weeks since start date and site scrape. 29/6/16...PCI date and Handover date issued (14th and 21st. July) 4th. payment 5/7/16....Painting finished 5/7/16....Eleven weeks since start date 6/7/16...Wet Area Tiling finished 7/7/16...Fittings and Plumbing finished baths, wcs, taps 8/7/16...Electrics started (Hot Water System) wires pulled through ready for power points and light switches Hot plates and oven etc. 9/7/16 to 14/7/16...Batts, Skylights, Outdoor Fan, Lights, Rangehood etc. installed. Wardrobe doors, mirrors, shower screens supposed to be installed but held up owing to shortage. 14/7/16... P.C.I. practical completion inspection walk through with S.S. marking little faults with stickers 3/8/16...Handover Date (postponed several times from original 21st suggested)15 weeks and 1 day after Start Date. The wait from signing contract to beginning building, almost equal to the time spent building house. After handover, main floor tiling being done. April, Site scrape on 19th. or 20th. April Slab on May the 3rd. How great it is to see where we are heading and to be told the schedule in advance! Very happy with the SS we have been allocated by Coral and with the planning so far. Yay!!! It was a shame as they were good and relatively cheap and I would have used… 3 4719 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
