We have been quoted by Simonds but the doors are too small and we don't want big gaps so may have to do it after. We are getting 30 LED down lights, we'll have feature lighting in the bedrooms. We are having the really high ceilings in kitchen/living so LEDs are a must and I didn't fancy doing them after handover. We too are having the 6 slider and the Windows above them. I seriously can't wait for it all to start watching yours will make me even more excited and impatient haha Building Simonds Palisade soon.. It wasn't in our budget to get them, but the stacker is a must for this design it really opens up that indoor-outdoor flow. For the family doorway I have decided to put a feature double door in after handover so have asked for an architrave be built into it to take 2 standard doors. This isn't shown on the plans yet I'm still working with Simonds to get it right. For some reason they decided to fully inclose it with a single door entry. Iv tried to focus on getting things done during build that aren't easy to do after. (Raised ceiling, stacker, door etc) allowances for future add ons. I just assumed they were standard these days and displays always leave them off for looks. It was quite expensive around 5k for security screens to all open windows and stackers doors for diamond grill screens. I hadn't allowed for it at gallery day so between that and electrical blew out my expected extras by 10k. Frosted windows in the the bathrooms was another extra unthought of. Simonds includes fly screens as standard not security screens. We ended up going with diamond grill everywhere but front door and 6 stacker door, those we will get after hand over in a crimsafe look (a lot nicer on the eye). We will be able to lock the door up, keep the bugs out and gain good airflow through the main living area. We were going to have a pool until we added all these up. We have driveway included in our move in pack up to 40m2 ours was 44m2 hit with an extra $450 for that. We're having a security alarm fitted so may not go all out with the security screens right off. I think we're getting blinds from Spotlight and having plantation shutters on the master bedroom windows. Are you fitting out the walk-in robe? We looking at getting solar so may get split systems for master and family room so we dont suffer through summer. Oh we thought about shutters just for master as well haha. It faces west so have tinted the windows to try reduce heat from the evening sun. Walk in robe is left standard and I'll design something that works best for us once we move in. If you know approx. how much concrete and how much fence it might be good to start looking at quotes sooner rather than later. We were caught a bit by surprise and didn't realise how long things took (+Christmas) so we were a bit behind getting stuff done - especially the fence. I'd suggest getting the aircon done during the build if you can, it's so much more getting it done after. Def. something we are regretting taking off our plans. I thought it would be cheaper to get better quality installed after with the only downside being pipes having to run outside instead of in wall. They won't let you install your own stuff during build either. As for the air con, we originally chose to have it through Simonds but after consulting a friend who's in the business, he told us not to waste our money and that we could get a much better system for the same price elsewhere. (Long term plan here - hopefully we will get moving in the next couple of weeks after some major finance hassles that have chewed up the past 2 months) All of the after handover costs were a bit of a shock here too. I've had to allow another 60k to do flooring, a/c, BIR/WIRs, fencing, driveway/paths/stormwater, rainwater tank, and retaining. However, it was cheaper than getting Simonds to do some of those things, and my dad will be doing the flooring install and exterior tiling to the alfresco/portico to save extra $$$. Thanks We don't get a breeze because our neighbours are built to boundary. It's so built up around Springfield, so we have the aircon going a lot. We went with Brisbane air who installed ducted for 10.5 + 6 solar panels through Simonds. Simonds wanted us to include sarking (2k) for putting the 6 stacker door in for energy rating AND fans in every room!! So we put the solar instead. So all up it was more economical. Will just have to save some money towards the aircon and decide after moving in what is best. Hopefully we have a few months living in cooler temps before it gets unbearable. I try not to use aircon in our rental unless it's gets up around 35 degrees but always have fans going. I'm hoping things get started within the next 6 weeks if no further hold ups. We are lucky the developer has leveled out the land to a 0.5m slope and completed retaining walls in land price.
