Just after a bit of advice re costings. The covenants for our site state that we need to have a 25degree pitch roof and 2700mm ceiling height. For the ceiling we will need to upgrade from the 2550mm ceiling to the 2700mm. We haven't got to the stage yet where we have the quote from the builder so just wondering if anyone can give us an idea of rough pricings for these things from their own experience. The house will be 243m2 (minus alfresco - guess that needs a higher roof too!) Cheers! Can't comment on increasing the ceiling pitch as this was already 25deg. After 4 years - we're in! The difference in gyprock from 2550mm to 2700mm at about $12/metre supplied and installed is neligible. The added cost to the framing at about $1.90 per metre is also neligible. we have opted for 2740mm ceilings, PD has charged us $3800 approx for this, however this was just an upgrade from 2590mm, which was included in our promotion, So, i guess if there was no promotion, they would charge around $7000 to increase ceiling height from 2440mm to 2740mm. Also, PD has quoted us $1665 for 25 degrees roof pitch, which i think is way too much, so lets see what is the final price that they give in tender. However with M3tricon, i know they charged $314 for 29 square house for the 25 degree roof pith. I really think it varies from builder to builder. They are actually able to give you the exact pricing for roof pitch, when they give you your site costs. It is such a scam that they are able to charge so much for such a simple change. In the end we had to say no because we didnt NEED higher ceilings, we just WANTED it. Thanks for that, has given us a rough idea what to expect. We unfortunately need the higher ceiling height due to the covenants for the estate, would not necessarily have them by choice - not for those prices anyway! Ouch! Could really do with that extra $6600 now - should have gone with a house design that already included this as standard!!!
