We signed a few weeks ago, and waiting for the final costings to come in. With the packages it's hard to say as they all include different things. The biggest thing we found was that you still need about $20,000 more for footings that is not included in the package price (despite often stating a 'generous footings allowance') You may need to add floor coverings, fences, retaining, landscaping, airconditioning, stormwater, and services like NBN and recycled water/rainwater features. Then you have to try and keep track of any upgrades you make with selection as they can quickly add up too. If you have any questions, I could probably give you a round figure for these sort of things Good luck with your build. Hope you find some good tips on here. Re: building at seaford meadows 6Mar 23, 2016 9:27 pm Really depends on your lifestyle and what you are used to. Do you need the 2nd garage spot? It's good for resale value, but if you dont need it, then you dont need it. 2nd bathroom is a luxury, unless you can justify it with a family all trying to get ready at the same time in the morning. Separate living is really up to you, do you share the same activities with others? Do you need a quiet room for study/sewing/or something. Do you need an area to put the kids out of the way at the other end of the house. All really personal choices here. Building a Fairmont Custom in Seaford Meadows Our Build Thread Re: building at seaford meadows 7Mar 23, 2016 10:30 pm yes interesting hearing these views thanks for that i think i've settled on the provence alfresco design now honestly we dont really need two bathrooms but sharing a house with two adult boys it might come in handy definitely a luxury this design is a four bedroom but i thought i could convert one bedroom into a separate lounge room or tv room i'm so hoping i don't blow my budget it's very stressful and exciting too the kitchen family area is pretty small but has lots of glass so i'm hoping this works Re: building at seaford meadows 9May 02, 2016 10:36 am howdy well had to change my design due to budget issues but i think this new design - the mayflower is more spacious in the living area so all good. ive signed with the builder and now going through the finance stage. at least one thing having a smaller house means i'll have a bigger outdoor space. can't wait to get in and create a beautiful garden - hopefully? Re: building at seaford meadows 12May 24, 2016 7:38 am How are you? We've had the footings report back, and have a little refund on it. Considering the place is about 100 sqm larger in the slab than some of the larger houses we've seen, that's about right. We've just sent the corrections back for the working drawings... they really didn't do what we asked them to in a lot of instances. We asked for bulkheads to be removed etc, which they were in the original plan, but then the draughting team decided we couldn't possibly want that, and put them all back in. I had to ask for doors to be moved an extra 5cm away from the walls etc etc. (I hate painting those tight strips of wall between the frame and the corner) Lots of fiddly things! Windows that were meant to be openable were put back to fixed, and plenty of stuff like that. The joys of miscommunications! Hope it's all travelling ok with you. Re: building at seaford meadows 14May 27, 2016 11:00 pm received my selections guide today. not much in there but im surprised how good the standard inclusions are. im thinking roof - dune colourbond gutters - dune fascia - dune windows - either dune or jasper brick - nougat austral bricks portico - brick chocolate garage - not sure maybe woodgrain if i can afford it kitchen all white with oak top cupboards flooring will be oak laminate all through tiles etc no idea as yet not sure whether chocolate brick on walls and nougat for portico or vice versa? Re: building at seaford meadows 15May 29, 2016 7:28 am Ooohhhh! Selections! Going places, now... That kitchen sounds lovely - white and oak is soooo classically beautiful! I was saying on someone else's thread that we all have such good taste - Seaford Meadows will be an enclave of beautiful houses... Archaeologists will dig us all up ten thousand years from now, and be awed by the beautiful stuff we all chose! (hahaha, lol) That sounds really great, those brick colours. I made sure the main body of the house was a lighter colour, because I'm too hot at about 27c, so I didn't want to be spending $$$$$$$ keeping the place cool in the warm weather. Hope that helps in your decision making. Even a medium dark brick can add to your cooling costs significantly, even with good insulation. I love the cold and am a penguin - my hubby is a lizard and loves the heat, so our winter house is a battlefield; he turns the heat on, I turn it off, he turns it on, I turn it off, ad infinitum (more like ad nauseam!)... it's hilarious. Are your bricks exposure rated? Try and get those if you can - being so close to the sea, it will save your brick faces from wear and tear being visible 40 yrs from now. Sea squalls and storms laden with salt water can do a bit of damage over time. Excited for you; now you can see it all start to come together. Re: building at seaford meadows 16May 29, 2016 12:19 pm haha that sounds hilarious im the same with the air con and lights yes i think im going with the lighter colour brick and dark colour for the portico my roof colour is a tougher decision dune, surmist or .... lucky i have plenty of time to decide great tips on here no idea about exposure rating but will check thanks Re: building at seaford meadows 17May 29, 2016 7:08 pm The brick catalogue will usually have a sort of index of the names and 'EXP' will be next to those rated ones... it's not crucial, it's just that some bricks can get a slight powdery layer after many years of salt wind exposure. Your house won't fall down! It's just that some of the clays and mixtures are more resilient to environmental aggression. I don't know about the relative costs, so you'd have to ask. We went with the surfmist roof - again for cooling costs mainly, but I think the natural reflectivity also contributes to your six star energy rating. I think colorbond have one or two other colours with the same reflective rating (the highest), but not sure what those are. Their website will tell you all about that. I did hours of research on all the little details before I even signed with the builder.... uuurgh! Not wasted time, but it was aaaggges - I wanted to be doing other things. I just wish someone would read my mind and do it - I hate wasting time with selections and stuff - it's too like shopping - hate it! The good thing about it is that the house is one step closer and you can start to see what was in your head. I think a dark feature throws up the contrast with a light brick main body a lot more nicely than the other way around. I think the delineation is a lot more definite, but that's just my personal opinion. I also think it's harder to pull off the other way around, and the exact colour choice is a lot more crucial. Dark on light, you can get away with almost anything. Good luck with it!
