Browse Forums Building A New House Re: Build with G. J. Gardner 21Apr 17, 2016 6:45 pm We are in talks at the moment with GJ townsville. A Peninsula 247 sqm version of their Townsville showhome. It may end up adding a few square metres extra as we are extending bed 4 and the main family room. Adding 3.1m ceilings to family room too. Just hoping to see final costs later this week before we get too excited. Is there a GJ Gardner thread? Re: Build with G. J. The thread belongs to Shellby but she doesn't mind that we all kind of hijack and talk about our builds... We are starting to get enough GJ builds that we could probably start our own thread now. Gardner 23Apr 18, 2016 12:35 am I have a floor plan, hand edited until the draftsman edits it and prices it up towards the end of the week. I am on night shifts so a little too tired to remember how to upload a picture today but by the end of the week I will be on my days off and ready to go. Lots of nifty upgrades in the build as we downsized from a 267sqm plan. Re: Build with G. J. We have made the en suite smaller rooming the bath. Have two sinks to the ensuite. We have increased the length of the main family room by 0.5m. We increased bed 4 width. Gardner 33Apr 21, 2016 10:47 am ads - Nice plan, would your wife be up for changing the toilet door to face the hallway instead? Otherwise say you have guests over, kids are having a shower/bath and they need to use the toilet - they would need to use your ensuite because they couldn't go into the bathroom. I just know with my 3 kids it happens all the time, someone in the shower and someone else wants to use the toilet and same with when they have friends over and same thing again. Might be okay when they are little, but as they get older it will become a pain when they are forever going to your ensuite to use the toilet because someone is in the bathroom. Nelope - I can't see on your new plan - did you take away the need to go through the WIP to get to the laundry? Gardner 36Apr 21, 2016 3:39 pm I loved the stillwater design but I was advised it was a lot of extra cost in external walls so we discounted it. It would have really shown off our park views we have to the side of our home. We have already downsized from 270 ish sqm to 245 ish sqm in the plans we are developing so felt going with the Stillwater would mean we had to go smaller too. In Townsville smaller homes aren't very popular. I am jealous, you will have a lovely home. Can't wait to see your finished pictures. Re: Build with G. J. Gardner 37Apr 21, 2016 5:57 pm ads87, I understand your wife's argument about no sink, I'd always make a toilet a powder room or put it in the bathroom if that wasn't possible. But to absorb it into the bathroom then enclose it with a door anyway defeats the purpose. It's still a seperate room without a sink. It's just now unusable if someone's in the bathroom. ? I don't understand seperate toilets in ensuites either. Re: Build with G. J. Gardner 39May 16, 2016 4:01 pm Hey Charli, Nope, builders have been really slack. We made the effort to fly up there to try to finalize the color selections and house plans, but alas they didn't go onsite to do contours etc. We where up there over 3 weeks ago, i sent them emails a few days after coming home, with no reply for over 2 weeks. They called me the other day saying they couldn't do the contour because the site was not pegged out, yet I got an email from LendLease saying that site access is ready for contractors (Weeks ago)!?! Really disappointing with the administration of this office. Our land is registering tomorrow which is exciting, but on the other hand we will be paying for the land while waiting for them! We are going through the quote again and finalizing it so we can get the contract drawn up, but we advised them that we are not signing anything without seeing the final plans. Hopefully SOON !
